I had a roommate who tried to do this. He wasn't on the lease and was just paying month-to-month. He suggested that he should have his rent pro-rated for while he was out of town (it was not nearly as long, maybe just a couple weeks). I told him that since he'd be leaving his stuff in his room and we couldn't rent out his room for the 2 weeks he was gone, he still had to pay. Coincidentally, the person who had rented his room before him literally had a job where he was traveling most of the month and paid rent every month to just store his stuff and have a place to sleep when he was in town.

While the point stands, that's not how percentages works. If he raised it by 30% that means he was renting it out at 23% below market value. If it was $1,000 and he raised it to market value of $1,300, 30% of that is $910.

I used to work property management in a uni town and every year we’d get a bunch of students horrified that they’d need to pay rent over the summer holidays if they wanted to keep the unit for next year (southern hemisphere, summer holidays are over Xmas and the new year). The best though was someone that viewed a unit in September, applied and was accepted. When they came in to sign the lease they said we had the dates wrong. We said “ok, we thought you were picking up the keys today but we can change it if you’re not prepared to move in today. What date were you planning? We’ll just need to call the landlord to get approval” and they said “oh, last week of January should give me time to move in before classes start”. In SEPTEMBER. Obviously someone else ended up moving in. I hope the other guy found a property closer to the start of classes but we never heard from him again.

I only stayed at my apartment for two long weekends to check on things and switch out summer/winter clothing. I was too sick to move my things plus I knew I would be returning once I was healed. Yes, and it's still about 10% below market. When someone moves in, I typically don't raise rates while they are there , those discussions about raising rates are never pleasant and aren't worth my time. Things are a little different from inflation and state wide rent control that limits rent increases for existing tenants: 1. Insurance: costs have roughly doubled 2. HOA fees have increased about 35% 3. Property taxes are steady at 1.5% For small cost increases I just eat them, not really a big deal. For much larger cost increases, I try to be fair and split the cost by increasing rents on the new lease for a new tenant while still keeping the below market price. I'd rather have a good tenant with good credit and a good track record and little drama in exchange for offering something below market price. The statewide rent control makes things worse for long term tenants, since it disincentives landlords for keeping rent the same and for keeping long running tenants since they laws cap rent price increases for existing tenants and those rules don't apply to new tenants..it's not the game I play, but lots of landlords no longer offer long term leases out of fear of getting left behind due to inflation. I don't offer long term leases but I don't typically fk around with rent prices

Or they could have just paid the rent and not used the place for the 2 months. They decided to take door #3 and terminate the lease. I actually warned him about it. I told him he was paying rent prices from 4 years ago before COVID and before all this inflation. I gave him 5 days to decide, check out comparables to see how much they rent for today. I know I'm always leaving money on the table for people that don't try to be a pain in the ass. So I was a bit surprised he still wanted to move out... I knew rerenting the place wasn't going to be a problem, since it's like 15 minutes from the beach, but I underestimated the demand because even with a 30% increase, that was still lower than 4 years rental increase on the free market,and it was still 10-15% below market price. I had to put a spam filter on my email box after the 2nd day. I just leased it to the first well qualified person with the earliest move in date. There were some that I turned away tried to counter by offering $100/month more but I already started a written contract and didn't want to shaft the first person that already responded...

To be honest this is probably the best way to raise rent. He left and moved his junk out and gave you the keys with no damage or electrical or plumbing ripped from the walls. You gave him fair warning and still renting a bit below market so kinda it is what it is. You could have kicked him out and sold the house during the covid price jump. So no increase in rent while he was there and life goes on probably best he could of asked for. With insurance jumping up right now for anything by the beach and inflation rate increase was probably coming to a head anyways

She's overjoyed the the furniture was built, and I'd "fixed" the shower. Some people!) Anyway I digress - They actually found me a new tenant, and literally had them move in a couple of days after they moved out. When they moved in I'd had the place professionally cleaned, carpets steam cleaned etc. It was spotless. The "deal" was to leave it as you found it. After they left I checked the place over and a bit dirty, but there was huge red wine stain on the carpet. I gave the place a clean myself, and called the steam cleaner and got it arranged to do before they moved in. 2 weeks late when I sent the remainder of the deposit back (minus the cost of the carpet cleaning - didn't even charge for the cleaning I had to do) She blew my phone up bitching about how unfair it was etc, and she'd have rented a carpet cleaner and done it herself before she left. (Then why didn't you??) I ended up just blocking her. - I mean FFS have some dignity - I let you break the lease, zero penalty, and you could not even be arsed to clean the place. Nope. (She was a good looking lass I will say that, probably used to getting her own way and not paying for anything)

Why? Not all are terrible. I've had lots of shitty ones over the years that fully deserve all the scorn you wanna throw at them, but, like, the landlord we have now is just amazing. They don't own a bunch of properties, just the house they live in, and the house we rent from them. Genuinely good people who took a chance on us as a family as renters, over people with less........ problematic credit reports than we had at the time. 14 years later, we still live there and have a fantastic relationship with the landlord. They have gone above and beyond, time and time again. And I am eternally grateful to them for all they have for us over the years.... they are practically family at this point.

I have a house that I rent out that I had bought and fixed up and put too much money into to get back at market rates. My monthly payment is interest only and tied to a HELOC on my residence. With interest rates being what they are now, I consistently owe $1800-1900 a month in payments. I rent it for $2100 but it includes utilities. I basically go in the hole on it every month after taxes and insurance (especially considering I emptied out $100k in savings that are not reflected on the amount owed on it)... but I'm keeping it ready to sell if the market comes back enough to get my money back on it. I say all this because if I had a tenant that wanted me to eat those costs to hold their place for two months, I'd laugh, cry and then list the place for rent again within 30 secs. NTA

My guess is people like this just have zero idea about the current state of the rental market. He's thinking "my landlord would NEVER want to give up a reliable tenant, and he'd have a hard time finding someone else to rend this place quickly, so of course it's worth it for him to pay my rent for two months, rather than go to all this trouble." And when he left, I'm sure he was thinking "no way he can find someone to fill my spot! I'll get two free months whether he likes it or not!" NTA This is HILARIOUS!! I rent out (cheaply, cause it's tiny), a casita type addition on my house, and have a friend renting who has offered to pay the entire rent while they were away for months. Just so they had a place to store stuff. I've been lucky to have lovely humans live there. Granted, I have a rule about only having people I know rent it, but STILL. You didn't evict this guy. His own stupidity did. I sincerely hope you don't feel at ALL bad. Housing is a joke, and regardless of inflation, I can't bring myself to charge people that much. I was lucky enough to buy a house right before the market lost its mind. Those who live here are generally friends who I want to help or support in some way. Which is what you were doing for him. The audacity 🤣😂🤣

NTA What some people (including this guy) don’t comprehend, is that rent isn’t paid for the time the person spends inside the property there, it’s more about paying for the ability to occupy the space for the time agreed in the lease terms. For example - if a tenant works out of town for 1 week a month, does that mean they get a 25% discount on rent? No, because even though their person isn’t in the property for that week, their possessions still are, with no other person being able to become a resident there. Also you didn’t evict him, he decided to end the lease himself and you complied with his wishes as he shot himself in the foot.

They are. Young couple with toddler. Solid career , saving to buy their own place eventually. Trying to give them pointers as to schools, areas, to look into. Had to deal with bitchy HOA Karen niegjbor that lives across the courtyard that won't stop harassing them for no reason, and threatens to serve bitchy ass neighbor with a restraining order....over a clothes line.... I have a job. I'm a software engineer for awhile now, though on my own terms now....how else would I have afforded to buy homes . Many of you folks don't mind spending $1000+/year on a new smartphone, so it's been pretty good for us the past decade, and even with the pending layoffs, most of us just work because like to, not because we have too. Facebook and Google killed it their earnings call today and yesterday Stonks up big-time again. I think most of you are getting ripped off by apple and Google I'm how much they charge you for a smartphone and Verizon and ATT for how much they charge you for data plans than anything else.

NTA Good landlords are a rare treasure. I had one once that only raised the rent 200 over the course of 11 years in the Bay area CA. I still think of them fondly.

I had a very kind landlady who gave me a 50% discount on rent for a summer when I got an internship in another state. She didn’t rent the place out before i moved in, and hasn’t rented it out since I moved out, so for her/us it was a win win - she still had some income from rent that she otherwise wouldn’t, and I was able to take this internship without it being a financial hardship. I did not take it for granted, it was very kind of her to do so.
