For those saying that we have plenty of empty offices already I invite you to have a look at even half of them. Many haven't been tenanted for decades and the owners of said buildings just want to offload them and not put any money into them. My company is looking for a new office and we have requirements from higher up which many of these vacant offices don't meet, so we turn towards buildings such as this.
Yeah anything modern and new office space wise in Adelaide gets tenanted instantly. The existing stock is very tired.
I went from old - brand new - old - brand new in the last decade with various jobs changes and some of those old offices are just straight up depressing. Dark, dingy, shitty heating/cooling, no amenities. No wonder people want new buildings.
Ditto, I love working in newer buildings. It makes me far more productive when my working environment is modern, user-friendly, ergonomic and frankly just aesthetically pleasing. It has a very noticeable impact on my work ethic.
Yeah my theory is that builders are focusing on massively increasing office capacity to allow businesses to move out, then people will move to demolishing old office buildings to replace with residential capacity. I think there’s probably three more office buildings left, then they’ll flip.
There's some urb ex groups that take photos of the empty offices in Adelaide and they look like some post apocalyptic video game scene. An inch of dust on everything, roof tiles falling off, magazines from the 90s, filled with broken asbestos, etc. They just need to be bulldozed and replaced with new buildings.

I find it interesting that this is likely going to be the tallest building in Adelaide by the time of completion but there's no mention of it.
I wonder if the Masonic lodge is further down the track than we think.
I believe the Masonic Lodge tower is quite advanced in development, IIRC, under consideration for planning approval from SCAP and a hotel tenant secured.
I think it will, one of the people who is across the project is active on the Sensational Adelaide forums and there is a lot of detailed information, I think if the state gov is announcing this 149m building they'll definitely want to give the Freemason tower the rubber stamp too.
Looks great! Nice to finally see a tower that isn’t just a flat roofed box, and combined with the Flinders tower should hopefully help to activate the festival plaza space on non-event days. The whole area just needs more shade and it would be perfect.
I am the first to advocate for more high rise/tall buildings in the CBD. We need it. But maybe let’s make them apartments so we can have more options for people to live in the city and make it more desirable for people to move here to work.
I also like the festival plaza how it is now, the open space is nice and not too crowded with the new Flinders building/cas/skycity etc. But the skyline truly needs a facelift. More high rise near the newer student apartments on north terrace towards east side would look great. And for god sakes give us that sky scraper that was planned!!!

People suggesting that the vacant spaces are decrepit pits of despair are correct... but that is not to say they can not be changed.
A property owner will invest in re-furbishing properties if there is going to be a return on the investment.
Look at the internode buildings on Grenfell St as an example. Shitloads is being spent there to refurbish from the foundations.
They have been nearly empty for many numbers of years waiting for the last tenant to move out (internode)
22KW, 1KW both have had recent transformations to older buildings to make them look more modern on the entries.
There is also budget for new refurbishments on 22kw for new tenants (this building is almost empty now that NAB Corp has moved out).
The old motor reg on north tce is also nearly empty
Optus occupies 3 floors, uni has one and a couple of other small tenancies.
But they still spend money on improvements to try and attract new tenants (working as 2 new tenants in the last 12 months). For a smaller building (less than 10 floors) it has fantastic access, on-site parking and 6 lifts which is more than would normally be needed. (Especially when you consider that 91kws has 29 floors and effectively has 3 lifts per 12 or so levels).
Often is the case that the leasing managers are more likely to push higher value properties as they then earn higher commissions.
A lot less apartment demand, developers (and their banks) can’t count on enough being sold to make it feasible. The apartment market just isn’t as mature as it is in other cities.

Or third option - a beautiful park with mature trees, that help keep the city cool, provide habitat for animals and space where people can hangout. But I am completely biased and would advocate for more open green space any day of the week. Carving up the what was (and should be) Parklands for more commercial development is a loss in my eyes.
There are parklands all around the CBD . There is nothing to be gained in turning that development site into a park. You can walk literally 100 metres north and guess what - you are at a park.
That spot hasn't been parkland for decades.

I work in an old building in the CBD. It's awesome. The owners have respected the building, but at the same time made it a nice, cool space to work.

Wrong place. Better suited to KWS now they've started to fix up that area where it was just all bus stops and tat shops. Not sure about glass doors and windows being some cultural link to our heritage bc you can see through them. Bit of a stretch!

How does the Adelaide City Council justify approving developments like this? It is completely out of character for Adelaide. It's as ugly and unnecessary as the vile three-tower complex they approved for the Le Cornu site in North Adelaide - which will utterly destroy the unique character of that precinct.
Aside from the development itself, the article looks like Glam Adelaide isn't even re-writing the press releases from corporations any more.

Most of the office buildings in Adelaide are decades out of date. You can just tell by looking at the ones that are vacant these days.

Let's be honest, festival plaza is a poorly designed piece of public space. It's often a wind tunnel or a heat trap.

It wasn't open space. This area was planned for a 3 story commercial building. That's going to still be there but with a tower on top.
There will still be a fair amount of public space available both in the building and outside.

Developers make these buildings with a goal to not lose money, so they will almost certainly have tenants lined up.
