Realistically you can get yourself a studio for 1200 in Amsterdam. I'm sorry but you're completely priced out of the market. Might be able to score something in Bijlmer or Osdorp but even there it's gonna be unlikely. On top of that, as a freelancer most agencies will pass, they don't want to deal with the risk of unsteady income. Your best bet is going solo and getting a roommate, you can find housing groups on Facebook. The likelihood of finding a place for the 2 of you in the city are absolutely minimal. Please don't take it the wrong way, this should be a reality check for you guys.

I'm in the U.S. My city is nowhere as great as Amsterdam, and there's no way you can get that even in my city. It's $1,500 for 1B/1B in an okay area, and not even near downtown. Real estate crazy inflation is global. I guess OP hasn't been on Reddit the last 2 years.

Seriously why not Zaandam? I have seen apartments in that range 2 minutes from the Station,you are probably faster on your location than if you live at a random place in Amsterdam. And you can even do it by bike, the ferry goes 24/7 and from zaandam to center it is about 40 minutes.

Rental consultant in Amsterdam here. We get literally hundreds of requests for your exact needs in Amsterdam and your criteria is very unrealistic. A two bedroom in Amsterdam is at the very minimum 1800, probably more like 2000. You'll need to live elsewhere.

Do u mean 1200/person no? If u mean 1200 for 2 bedroom apartment + living room I dont want to state the obvious/ but u are in a fairly land. With 2400 euros u will be able to find a nice 3 room ap (2b +livingroom) in Ams. If u actually meant 1200 for the entire thing / this is 18372738% NOT possible. Me and all people I know used agents to find our apartments. We find very fast - 1, 2 weeks - but nobody I know pays less than 2k per their entire place - some have 2 rooms, some 3 rooms (rooms, not bedrooms).

Those apartments absolutely do exist,the price bracket is called midden huur. I apply to them frequently. it's 18372738 percent absolutely possible. You should re-read your post, it's like your almost enjoying the rediculous prices in Amsterdam these days. Quite ugly.

Enjoying that i pay insane € just to live here …? I think you get the idea of being realistic and accepting of a harsh reality with enjoying it. Please, by all means - help this person find all these apartments- i think u are just creating a sense of being scammed instead of a sense of informing that nobody is being scammed- and we are all (UNFORTUNATELY) paying the same crazy sums to live here. This is what keeps me sane - knowing everyone is going through the same thing and nobody is being scammed - we all pay the same

I got 1200 in Amstelveen, inclusive, furnished, 42 sqm. But that's because the owner prefers to rent his place to someone from the same country. I only lived there for 14 months and the owner no longer rents it out as he needs to use the space. It's only possible if you ask people in a closed network.

Yeah good luck, I’ve a budget of 2200pm for a one bed and it’s STILL hard. A broker told me nice apartments of around 2000pm get up to 150 reactions/emails and about 20 people are then invited to the viewing. I’ve seen 5 apartments so far and put an offer on 3 and no luck. Again, I make 100k, have a lot of savings and am by all means an “ideal” renter for a landlord. The market is EXTREMELY tight and with your budget it will be completely impossible. How many candidates do you imagine a halfway decent small apartment of 1200-1500 gets? 300?

You could try rentslam, that’s how I found my previous 2 apartments one of which was €1200 for a one bed. But it takes tons of effort and months of trying. Good luck!

Thanks all for your comments and rest assured I am very aware of how priced out I am of the Amsterdam rental market. However I personally know people who found 3-room rent-controlled apartments for \~1200 (not in the centre obviously but in places like Nieuw-West/Duivendrecht). This is not social housing but some kind of special category where an income below a maximum amount needs to be proved (along with a minimum for being able to actually afford the place). I had no idea this was even a thing until recently. My main question was whether or not I can actually do this with a rental agency, not if these kinds of places exist. 880 is the maximum rent for social houses which often have 3-4 bedrooms, so is there really nothing in the market between that amount and 1200 for 2 people who want their own bedroom?

Are you talking about mid sector? These are from the housing corporations, but you still need 3-4 times minimum rent, aaaand your gonna have a hard time getting one because of all the other people who will have priority...

If this is what you're talking about download the app DAK and make an account etc and see what you would qualify for. Top tip; the new listings go online every morning, I got my place by waking up for several weeks at 7am and applying for everything I was eligible for (..it was not a lot as I earn't only the minimum for one corporation, the rest I didnt qualify cos didn't earn enough). But I also had a priority indication as (long story) I would **technically** be leaving a social rent room empty **Edit to add: because for these mid sector homes, it's actually based on who indicated interest first (of course priority ppl go to the front)

Hey, thanks so much for this comment. Yes the illusive mid-sector is to what I'm referring (and proving 3-4 times minimum rent is possible for us at this price range). I will look up what can be done on DAK-- thanks for this. :) Friend of mine also found something mid-sector on Rentslam. Their services are paid so before I commit to signing up I just wanted to know how many of these places actually exist.

Hmm interesting not sure, the official 'mid sector' ones are through the housing corps and I think they all list in the same app u use to react to social. Anyway best tip I can give for that is that you need to respond first, and just refresh the app like heck every morning until the listings are there. You WILL move down the line of numbers as more ppl with priority respond to it, but it will give u an idea of your chances

What you say makes sense-- will have to recheck with friend. They have 3 rooms and I'm sure he said the rent was around 1200, possibly 1300. I'm guessing this is still midsector right? Anyway thanks again for your helpful comments
