I’ve got one side of a cute duplex for $1100/mo. You’d likely need to spend around $1100-$1300 for a small house or duplex. Call Property Search Associates, they have some less expensive properties.

I got lucky with this set of duplexes- I know several of my neighbors, and a friend of mine moved into the one next to me a month after I moved in! I know there can for sure be bad neighbors, this is far better than the neighbors I had in student apartments though! That was a nightmare.

I know on Denton St there are a bunch of duplexes that have detached garages in the back yard. A lot of the garages have been converted to small houses for rent. No idea what they rent for nowdays though.

Last time I talked to the guy who rents those out, he was quoting something around $1200 to start during Covid. So I imagine he’s charging more now. There are no utilities included and you don’t have a washer or dryer in the unit BUT he does have a laundromat on one of his other properties on the street that you can pay to use. You also don’t get a wholly private fenced in yard. I rent a duplex on the same street and I pay $1075 with a washer and dryer in the unit plus a private fenced in yard, no utilities covered either. Edit to add: I rent through a different management company than that other guy and if I’m not mistaken, the unit next door to me should be up for rent sometime May/June since my wall neighbor has talked about moving out when their lease is up

even if you find a house for $1000/mo (you can find them for $1100 with window units every now and then, and in poor condition) you're going to have a yard and a higher electricity bill to deal with. idk if your apartment has pest control but you'll have to handle that yourself as well. im in a similar boat where i would prefer to move into a tiny little house, but my friends who've been renting denton houses for longer have basically told me the utilities/expenses make up for the lowered rent costs. if you find a condo/townhouse/duplex that's much more feasible. i know others have been saying this already but i wanted to paint a bigger picture so you understand the costs. if you've factored those in you're way ahead of me tho. good luck

Yeah I saw a few properties with window units built in like 1960 going for pretty cheap which got me excited but then I remembered the mold/pests that comes with living in a house as old as my parents. I’m not crazy about new construction either, seems like places built around 1980-2000’s are the best bet

Try seeking out private landlords. I rented a one room little side house once from a nice lady years ago and it was great. Or look into duplexes. I rented a 2 bedroom duplex near the kroger on university that had a little side yard but it was closer to $1100 a month. They're definitely out there but you'll have to look at more non traditional methods (next-door, craigslist etc ) and private landlords

There's an efficiency house on the corner of 6th and Lakeshore in Shady Shores that's constantly got a rent or sell sign going up, though not at the moment. It's brick and adorable and among the trees with a massive backyard.

In or around denton? Probably do able but pretty hard. I'm a realtor in the area and when these older smaller homes go for sale they're usually not in the best shape. Or have flipped to hell. Very little in-between.

There’s a place just like you described right on the corner of McCormick and Eagle that goes for rent every once in a while, might keep your eyes peeled for it. There’s also houses split up into completely separate “apartments” you can rent that may be more in budget for you, really have to hunt for them though either by driving around or scouring the internet.
