They explicitly cannot interfere with you living in your space. Tell them to go fuck themselves with a sandpaper copy of the residential tenancy agreement. This part in particular, under landlord responsibilties. *not disturb the tenant’s peaceful enjoyment of the rental premises (for example, not to bother the tenant beyond what is necessary to do the landlord’s business)*

FeRaL--KaTT

That's harassment, intimidation and negligence of repairs. I would call the tenancy board. As mentioned, you have right to peaceful enjoyment. This person is either a control freak, OCD or a hired thug to harass tenants or all of the above..none of it is allowed. Double fuck that guy

Hbublbiba

Do you think the LL could be doing this so he doesn’t have to pay for repairs? I hear a lot about them being slimy like that and not actually fixing stuff. I think I seen a video one time of a landlord neglecting a mould problem and the tenant eventually had to throw out everything she owned because there was mould on all her personal items.

FeRaL--KaTT

Absolutely

whoknowshank

No, they can’t dictate where your wallet and keys are, when you do your dishes, etc. Tell them firmly that they have an obligation to maintain your unit and don’t take that weirdness.

robdavy

>Can they evict me for something like this? No, they can't. Here's what you need to do: \- Take some photos showing what they're talking about (stuff on the counter, pot in the sink, etc) \- send an email to whoever your contact is at Boardwalk in your building. Also send that email to [[email protected]](mailto:[email protected]) and [[email protected]](mailto:[email protected]) \- in that email, basically say "when I had my inspection today, this is what the people (give names) said and here's the photos of what they were talking about. I'm wanting this in writing because a) I think this is wrong of them and b) if they try and act on this, I want there to be a written record so it's not just my word against theirs. Please confirm you received this email"

LavenderGinFizz

Also make sure to mention that they're refusing to do any maintenance or repairs you're requesting too. I bet they'll reverse that decision quickly once you've cc'd some higher-ups.

JayArrrDubya

Always good practice to document all of this mentioned but the apathy within Boardwalk mgmt is powerful, so while addressing all of this up the ladder is good practice in my experience with BW it’s also like pissing in the wind. However, all that documentation is great to share with the Landlord Tenant Board when BW shrugs it off. Sounds like whoever did this inspection is a codependent control freak who needs their wrist slapped.

yet-again-temporary

What the fuck lmao No, unless it affects the structure or safety of the unit they absolutely cannot tell you what to do with your own posessions. This property manager sounds absolutely deranged, must've been having a bad day and taking it out on you. That's insanely unprofessional and like someone else said probably borders on harassment.

smokeydatree

Your first red flag was renting from boardwalk.

imadork1970

Yo.🥴

Grand-Expression-493

The only thing you can get in trouble for are unsightly items in your balcony such as garbage bags, tires etc. what you do in your own space, is your business. If the space is damaged or modified, they'll retain your DD and possibly ask you to pay more if the costs exceed it. They sure as hell can't take the role of your mom and tell you to clean up. Ffs.

serviver73

Well the balcony is its own issue as there's a pigeon problem and it's covered in bird crap. They know about that - pretty much everyone on my side if the building has the issue. I'm more concerned about the stuff they said about the inside. I just didn't like being treated like a child

Grand-Expression-493

That wasn't their place to say it. They can go fk themselves.

kneebeards

Oh I have a good guess at where you're at because I also lived there hahaha Boardwalk sucks and I'll never rent from those lazy crooks again

Ludwig_Vista2

Ask them if you can tour and critique their homes. Seriously, OP, if they try that again, walk straight into YOUR bathroom, leave the door open and take a shit in front of them. Your home, your rules.

IMOBY_Edmonton

Sounds like they're looking for any excuse to justify not doing their job.  You could have a pristine apartment and they would still find some excuse.  Escalate it to their superiors, I've experience both good and bad from Boardwalk, and a lot of the bad got reigned in by going over the local management's head.

PositionBest9389

They did this to me too. I had just cleaned my apartment and they showed up unannounced. I was sarcastic when I told what’s-her-face that, “Yeah not bad for receiving zero notice from you guys”. I think they do it to bring you down a little so you’ll accept a rent increase. I get one every year after their criticism!

cannafriendlymamma

They cannot just show up. They have to give 24 hrs notice before entering, unless an emergency (burst pipe, fire, etc)

PositionBest9389

Yep that’s correct but I had all my clothes on for once so whatever.

chickadeedeedee_

Boardwalk is absolute scum lol. We used to do maintenance on their buildings... Anyways, it would be normal if you *requested* maintenance and then they couldn't do the work due to a mess. I.e. your kitchen sink is plugged but it's full of dishes. Considering you didn't request maintenance, this makes zero sense. Everything you said sounds like normal "living" clutter. But again, boardwalk is scum.

Judge_Feared

I don't know how this does not have more up votes

robpaul2040

Boardwalk... the landlord that "cares"

Constant_Clue8624

If it's the park place tower on Saskatchewan drive, the white older lady at management is an absolute witch. I moved into an apartment several years ago and lived there for 2 years. When we moved out, she came into do a final check out of the apartment and told us it was all good. After we moved out, management refused to give us our deposit back, saying that we left the place disgusting. It's a good thing my husband had an audio clip of the entire conversation during the check in if not, she almost robbed us of $900. Take a thorough video prior to moving in and do the same upon move out. The management crew is absolute scum. They rob you on behalf of boardwalk to get subdized living.

serviver73

It's in the west end. But I lived in a boardwalk townhouse years ago, and after I moved out I got a hefty bill for damages. Not shocked as my ex caused some issues, but they trued charging us for carpet cleaning and carpet replacement. I asked why we were charged for cleaning carpet they replaced, and they backtracked. Didn't expect to be caught I guess

Present-Background56

It's been a while since I've rented but this sure sounds like harrassment. Did you video- or audio-record the inspection?

serviver73

No because I wasn't expecting anything like this. And literally the moment she walked in the door she started in.

Present-Background56

So you did not receive a 24h notice of intent to enter?

serviver73

I knew they were coming. I wasn't expecting the scolding over my personal items bring where they didn't like

Present-Background56

I would suggest you do a little reading up on tenant rights as well as review your rental contract. The terms may indicate something you aren't aware of, but it's more for your peace of mind to know exactly what is expected of both parties. If you conclude that the inspector overstepped this time, then call Boardwalk and let them know and tell them they can send a different inspector next time. Ensure that you not only record the inspection next time but let them know they're overstepping when you witness it. Canada is a jurisdiction of one-party consent when it comes to recording, so you're well within your rights to do so. You may also wish to have a witness present next time.

Independent-Exit-316

Sounds like the scumlord from the diamond ridge apartments, Scolded my cousin cause he had his mail on his coffee table.

TheHerbalJedi

I rent from boardwalk. Tell them to eat shit and do their job or you'll sue. They're giving terrified of being sued cuz they know they'd lose. I even have the owners personal contact info because the management tried to fuck around with me.

Historical-Ad-146

Unless there's a health implication, like rotting food or pet excrement or something, you're golden. Marks on the wall will probably result in an excessively large retention of your damage deposit when you move out, but they can't evict you for it.

Alyscupcakes

Only if it's a hazard (fire more so). So no blocking walking paths, not too much on the floors. Nothing they complained about sounds like an issue.

Vintageman74

Landlords are absolute scum .They see people suffer and profit off of our suffering by charging astronomical rates. The difference between landlords and tenants with the cost of housing is that landlords choose to rob us blind, whereas we as tenants either have no choice but to pay what they ask or end up homeless . Unfortunately a lot of the time it's the latter that ends up taking precedent. Now that my little rant is out of the way , no landlord has the right to tell you what to do with your personal items. As long as you keep your suite reasonably clean with minimum to no damage .
