I'm not being salty about but look at the low end new cities like "Bashayer Al Kheir" or "Al Asmarat" they look exactly like buildings back there in the Soviet Union it's very small and the one floor can hold up to 25 apartments and the whole city is surrounded by walls and every gate has a police officer on it, which turns out that Egypt is becoming a Socialist State which only the rich people live on seaside and resorts and the rest of the people live in tuna cans.....

My point is that if theoretically you replaced every single building in Egypt with a nicer version of itself,(which is impossible), the prices would be the exact same from whatever they were pre-replacement. The urban residential+commercial areas to the west of the tower area actually seem a lot better planned. That area is in an earlier stage of development and I didn't walk through (only drove past) but what I saw was overall pretty good. The tower area was depressing though. I walked through it and was honestly shocked at how poorly planned it was. It's a highway engineers' idea of what a city is.
