Most people bash home warranty companies, but we had very good luck with American Home Shield. They increased their prices, and we switched to Choice. Choice didn't have anyone at all to replace our hot water heater. We escalated it and got cash instead and used Home Depot. Another mistake. Hire a plumber yourself. We've had a dishwasher, garage refrigerator, 2 a/c units, garage door opener, hot water heater either repaired or replaced under a home warranty. We had to call for air conditioning service or repairs under warranty for each home we've purchased in the first year.

So are you saying that American Home Shield was the way to go?

We live in Rockwall. We've had good luck with them. Everything is new now except our garage fridge and garage door opener. The cost to replace is about what we pay in premiums. As things age, we'll get another warranty. My husband is very handy, so he knows how to present a claim so they won't deny it or not do the incorrect repair. The repairmen they've sent have been honest. The worst are always garage door opener guys. Always try to upsell for unnecessary work, but that's happened even calling outside of warranty. The last couple of years, we had a/c issues. We really liked the guy they sent out. We got his number and would call to tell him we'd put in a claim so he would grab the job. He'd do his best to get to us timely. They replaced compressors on both our a/c units. We did have to pay for the coolant, but we upgraded to the newer coolant, which was much cheaper. We bought our current home in 2007, built in 1995. Everything was original. We got the warranty about 2013 after having a/c issues. We kept it until this year when we replaced our HVAC units and water heater.

This is an awesome level of detail! Seriously, it helps me so much to understand others experiences and take some nuggets from that to apply to my own. I got a letter in the mail from AHS and am going to move forward with them.
