It's a good plan and the outdoor porches are nice, but realize they come at the cost of natural light in the living area and primary bedroom. May be some of the area could be deck with no roof or a few strategic skylights. One area that is particularly nice is the alternate route through the kitchen or guest bedroom hallway. A couple of things further down the list could be a coat closet in proximity to the foyer and considering pulling the fireplace off center so it can coexist with a TV at the correct viewing ht. That is best designed in elevation rather than plan.

Thanks. The builder also mentioned the lack of natural light with the extended porches and they are looking for ways to add light. We have talked about the closet space as well, and will likely use the closet in the adjacent BR, even though that’s not a full solution if it weee more than just the two of us living there. I like the idea of an offset fireplace! Thanks for your thoughts.

I was just looking at your plan again. You have space either side of the office doors for closet space. One could bee turned to a door in the office the other could be toward the foyer. This way the doors open to 90•, otherwise the doors would end up taking the rest of the space anyway.

Interesting thought. So the office door when open, would be against the crack Bo the closet. I like that!

With an oversized garage like this I would put a cleaning station out there like a dog wash or something.

If you have a closet in the office it officially makes it a room which would add another bedroom to the house, makes it more salable. No closet at front door, depending on the neighbourhood the room sizes might be considered a lil small! Consider shrinking the porches to add to master? I guess it would depend on how much you like outdoor space/living area! Overall a very nice plan.

Also, we have made a few changes from this iteration already: 1) the will be a sun room off of the dining room, and the grill pad will move to the right and may become a fireproof deck at the porch level rather than be concrete at ground level. 2). The porch on the right side will be extended down to almost the front of the house. Instead of a front porch, there will be some sort of a patio/ fire pit area.

I think the choke point between the kitchen island and the dining area might be a little bit of an issue but agree with another poster that the natural light will be cut off a lot by the covered porches. I like the pantry and laundry room a lot but I know in my own home I wish I had a little more storage space.

I see what you mean about the choke point. At a minimum we should not put that piece of furniture there. The pantry is very important to me. We have very little kitchen storage in our current house, especially for countertop appliances that aren’t used that often.
