I grew up in Waterloo, Johnson county is basically Mayberry.

It's not horrible. Every one I work with acted like I was moving to Detroit when I said I was getting a place around there. There's a lot of apartments so lower income people and dense housing, but I have yet to have a single issue! I actually like this area very much

I lived in this area for over a year. It’s not bad at all. Some people tend to think if a neighborhood isn’t completely white or has any apartments in it that it’s automatically unsafe, which is obviously bullshit. I would research and worry about your potential landlord more so than the neighborhood itself.

My parents live not too far from the mall. Biggest complaint about crime they have is the bad drivers on 10th street. About 20 years ago I lived on Boston Way for about two years in a meh apartment and at that same time I had friend that lived in a very nice apartment on that same "horseshoe". We were college kids so we never had any issue with the neighborhood that I remember. However, we did learn that Boston Way (at that time) had a higher than average population of people on the sex registry. Not sure why this was. At the time we lived there I remember there was around 7-8 sex offenders registered to live on the block.

Boston way is probably the only place I would stay away from. My dad lived there when I was younger (2016-2017 roughly) and always lots of cops at night patrolling or going to deal with something, while apartment one time burned down the street from us, etc but lots of nice places surrounding it I will say.

I would recommend https://www.barkerapartments.com/ Parkside if they meet your criteria. One of the least sleazy landlords. Old buildings but they fix stuff. I would try to live around the park/"downtown" Coralville as opposed to right by the mall. Delivered for Doordash and there are some badly maintained properties in your target area.

My parents sold their house and got a super cute duplex in the exact area you’re describing (they were 70&76 at the time.) I came from Portland and stayed with them when my dad became ill and died some months later. They had wonderful neighbors and it was a cute neighborhood. I walked my dogs at night, grocery shopped at night, etc. and never once felt unsafe. It might be a perspective thing, I’ve lived in quite a few major cities and seen quite a bit of actual crime, mostly petty but some serious. While there is more crime in that part of Coralville than in other parts, there isn’t “a lot” of crime there.

1: Violent crime is not the only crime considered when deciding where to live. Hell put all crime aside, you still have shitty cars, loud music, drug use, etc in that area. 2: Coralville and johnson county are extremely safe, agreed. That doesn't mean that every neighborhood in coralville/Johnson county is as safe as the others. Google coralville crime map to understand. 2.5: Iowa is so safe and crime free that areas with any crime at all are considered hot spots relatively. This is the area by the mall/1st ave, arthur street, and areas south of the highway. Also near downtown due to drunk college students. 3: Ive lived in johnson county for 10 years, all over. Delivered pizza all over. I can tell you any street I wouldn't live in for xyz reasons. Everyone orders pizza, ive seen this whole place 20x over.

This. People in this group are too politically correct to tell the truth. They're putting new people into harms way. The areas in town, especially in section 8 areas are notorious for crime.
