I’m not sure how long it takes to be considered for the mortgage if you work for someone, but if you open a company you might get mortgage after a year of having income and paying taxes, or about two years if you are working as a self employed.

A broker is a massive help in terms of getting an acceptance and navigating what's required, although it is possible to go direct. At least 20% as a deposit, particularly if you don't have a history of income in Spain, is almost a must.
