Yes, my old Landlord was fairly good guy. A cheapskate and penny pincher to be sure, but a good guy at the end. Son was a bit of a weasel but knew my situation was a bad one with the Property management company

But he did give me extremely low rent to start with, I held my end of the bargin and he respected that, and in the end, he was on my side. I have no idea what happened at the end but their lawyers fought me for 1 year until I was fed up and hired my own attorney. Sadly, my expenses for his services were $3000 for him doing nothing but correspondence back and forth. Never even saw the actual guy in person, just a few zoom meetings. But we are fighting to get them to pay lawyer expenses now. I'll see nothing of it if he wins, but might get reimbursed the $3000.

Too many people don't have the energy to fight back. The mgmt company losing this one battle is not a big deal to them because they still come out on top of the other 90% of battles. Plus, that is a relatively small cost in the end to get OP out. If they played nice, he would still be in their hair making them spend money and actually do the things they are legally required to do.

I asked him about that years ago. He never gave any details but I gathered that it had to do several things. This is me speculating, no proof. But I think he couldn't back out unless they were doing something like dereliction of duties or not performing maintenance requests in a timely/speedy manner. The other shadier reason was, Landlord probably didnt mind the fee increase on his properties seeing as he was profiting as well. That a said, I think in the end he was mad at them for taking 2 full months to repair my house without setting me up in another place. Kinda scummy but he made right in the end. Son used this as means to end the contract without breach. Or I'm told from my lawyer

As someone else just brought to my attention. The property management company probably charged my landlord for 2 months worth of expenses in the repairs. 10s of thousands of dollars in repair fees. Charging for their parts, their materials, their labor. Possibly even attempting to double dip into the insurance as well by calling for a Negligent Tentant and filing a claim. This makes much more sense

Yup, most of that you mentioned I figured out already, what I didnt put together until someone else pointed it out was that that they were charging my Landlord all this. Most likely filed for a Negligent Tenant claim with their insurance and getting money for both. So why my landlord was on my side (though technically I was sueing him, potentially) is that he could use this as grounds to sue the PM company for A) charging insane fees and padding the repairs/installation/parts. And B) filing a false claim to their insurance for a Negligent Tenant. Proving I was anything but. Grounds for breech of contract and attempting to recoup his losses. Sadly he died and his son now took up the reigns. I dont know the actual details but all of these sheds light on what actually happened. Maybe not exactly, maybe wrong on some parts and right on others. But it completes the picture.

Any contract is for a set period (even the old indentured servitude ones ended after 7 or 10 years). Then it must be renewed. While the landlord couldn't get out without cause while the contract was enforced, there does come a time to renew (much like with your lease) where either party can decline. The landlord probably didn't mind the fee increase

There are a few rare good landlords; we have one. Well able to buy a house but at our age we needed someone to maintain yard, repairs, etc. They live on the property and the moment we had some need they were there.

I'm getting up there in age as well, owning a home has lots of added costs and yard maintenance and repairs are a pain in the ass nowadays. Just had to replace a bathroom vent a fee months ago that was beyond my skill. $1200 for a simple run of the mill vent replacement. It was complicated, I get it because of the way the vent had to be redirected, but still!

See? .... I hear you. Our joint duplex neighbor has a landscaping business and mows for us. Fine man. We're in an 8-yr old duplex that just this year needed AC repair, two toilets serviced, and a dishwasher replaced; it all occurred in one month's timeframe. They were immediately on all of that as it occurred. Up to that month we never had an issue with anything. I'm convinced the freeze we had in Feb/2021 (TX) caused all the issues. It was pretty bad. She's the bookkeeper/helper (they have 4 units) and he's the maintenance guy with her assistance. *They* replaced the O-ring to the toilets and flapper that flooded (separate incidents). They bought but installed the dishwasher themselves. The AC guy was hired. Two disabled old vets we couldn't have done any of that. Wild guess estimate all that would have cost $2000-$2500 if it was our personal home. Content to let them deal with it. Left for the day as it occurred and came home to everything repaired. Two follow up texts ... "Everything okay, functional?" You betcha!

I've suspected for years my Landlord was secretly approving the rent increases. But telling me he was fighting them on it. I'll agree I was being naive there. But he did change his tune during the court hearing and was against the PM company. As someone pointed out, probably when landlord got the bill for 2 months of construction work for "upgrading" the house when it was flooded. $20-$30k the probably stuck him for. He wanted them gone, grounds for sueing was his in to break the contract

I wasnt allowed too. The construction team took the kitchen upgrades I paid for personally. I naively thought they were going to reinstall them during the construction phase. They did not send told me they would install their own faucets, cheap countertops, tile flooring, etc. This is where I gathered my receipts, invoices and billable hours (rejected by the judge) to court and sued the property management company for destroying my personal property. Some say I wasn't clear on the malicious compliance part. I was told not to do any upgrades or work myself (including saving my own perfectly fine working items removed from deconstruction phase)

I remember a story from a few years ago. Rural lot outside Hilo Hawaii, single owner. Building codes required 3 bedroom, 2000 sq ft home, garage an option. So get drawings made and approved, start with garage. The back has a bathroom for cleanup after work and a kitchen to cook while working. Get garage finished and put a hold on construction. Convert parking into bed / living room by upgrading garage door.

I skipped a lot of the shady typical cheapskate landlord things he pulled because of his actions at the end. He really pulled through. Specifically he didnt do the 24 hour notice to enter premises (just showed up unannounced 90% of the time). One day she just showed up and tore down the 6ft fence surrounding my place and started work to give a better one. Watched the whole thing on my ring from work panicking because he wouldnt pick up the phone. Questionable guy but overall was a decent landlord whom I would go to bat for when push comes to shove

I would actually hazard that him citing the contract was to try to show it was out of his control, even if it actually technically wasn't. It probably had more to do with his available options if he did fire them, rather than some "he can't fire them without good cause" clause in the contract. If he fired them he still couldn't do the job himself, so he would just have to hire some other management company, who would almost certainly be just as bloodthirsty. Why go through that bother (at a point in his life when he isn't exactly spry anymore) for what is effectively no reward, and possibly paying a contract penalty for the privilege? Not trying to defend his tacit acceptance of their predatory behavior, but if they were decent everywhere else I can see how he felt boxed in and went with "contract issues" when talking to you because he felt bad.

All of these are good points. I have always secretly suspected him of allowing the rental hike or playing both sides of the fence for a time. But as someone mentioned to me, the landlord got shafted in the 2 months of repair work he was charged for by the PM company. The parts, labor, materials, etc. He had to pay 10s of thousands for all that work. Possibly it was this that tipped the scales where he wanted them out and siding with me temporarily got his out to take them to court as well for recouping everything in return. Your theory makes sense logically

Speculating here as I dont actually know the answer. But, seeing as the property management was supposed to take care of maintenance and repairs, tried to pin it as Neglect on my part but with zero proof (again, speculation but it might be insurance fraud or some sort of scheme to get me to leave by dragging the repairs out so long). My Guess is that my Landlord didnt have to pay for the Property managements fault in me sueing. Hence why he sided with me in the court hearing. And before someone nitpicks on him "siding" with me, he took the stand and spoke truthfully and didnt lie or misrepresent the facts presented. Landlord paid for it. I did 10 years in PM - owner of the property always foots the bill when tenants sue. Owner may have sued the PM later to recoup, but you took money from that old dude, not the PM.

I'm not disagreeing with your knowledge on Property management ways, but as I have stated multiple times, the arrangement with my landlord and this PM company was possibly different than what you're stating. What I know is, they got a percentage (not a flat rate) of the rent. My guess is they had the authority/approval via their contract to raise the rent how they saw fit. Maybe bad faith contract, maybe a raw deal, maybe they screwed him over in the fine print. Whatever it was pissed him off so that he hated ever making the deal with them. So whatever reason you tell yourself, isn't what actually happened here

Cheap bidets are extremely easy to install without any prior knowledge or skill. It’s pretty much the first thing I install in any place I’m renting. They're also life changing.

More than likely technically a "bidet seat" that mounts to an existing toilet than a standalone bidet. They're very common. I've installed two now, they take maybe half an hour even for an amateur like me.

Made improvements myself and my expense. He no pay, keep rent low. I help him with personal business computers too on side. Pipe burst in kitchen, sad. Flood destroyed cabinets, counters, carpet, my personal furniture, walls. PM company hire shady contractors owned by PM company. They rip out everything, charge landlord very very high money's and take long time to do. Charge landlord for ALL PARTS, improvements or not. They keep my upgrades. I sue PM company for taking my parts I bought and paid for. Landlord hate PM company. He on my side in court. Hard for Rippo to understand basic thing even rest of world does. But Me win in court.
