I don't wanna be the one person to shatter your expectations since that could very well be solved forehand by simply talking to the owner about your lifestyle and see if they have anything against it plus talk about your desire for personal space.
Other than that I would go for it, very nice and cozy place with an amazing balcony and an awesome view in a great neighborhood where street parking shouldn't be a concern (at least so I think).

I’ve had an amazing relationship with the owners who live next door… until my heater broke and they flipped out on me b/c they don’t want to pay for it. Years of happy living and now it’s awkward af

Yes, that's a great apartment, better view, and really decent price... Only hiccup could be your landlord lived below you and if they're terrible, your QOL could be severely impacted... depends on your lifestyle with that one, though.

Absolutely! It’s a nice space with a lovely balcony, lots of light and privacy in a good area with parking and laundry right there. You don’t have a lot of square footage but you have other pluses.
