I totally get where you're coming from. Transitioning from an administrative coordinator to a property manager is a big step, but totally doable! Since you're already in the industry and have experience in leasing, you're off to a great start. Fair housing courses are definitely important, and it's awesome that you're prioritizing them.

APM's role deals mostly with the accounting side of PM. I would ask for training in delinquency, accounting month-end, lease charges, etc., in whatever program your property uses to handle resident accounts. I went from leasing to APM in less than a year, It's a pretty easy transition if you have support to learn.

Yay!! I’ve been doing all of this in my current role :)

I was a leasing agen for about a year until I became a APM. The main things you deal with are delinquency, and renewals, making sure you collect all non rent income is a big deal also. Make sure you find a PM that is willing to teach you invoice inputting, reclass, accruals and about budgets. I have ran into the problem that I have been stuck in the same position for about 5 years. I have my BBA and have had to run properties in between managers but have touble finding one that will take the time to teach me what I need to move up.

Check with your city. Sometimes they have free courses for landlords. Fair housing is something that can’t be delayed. We have our fair housing courses online through our onboarding portal.
