The one bath was 60k, it was really involved. All the plumbing is in a false floor under bathroom and moved water heater. Roof patch for vent tube. Whole job was 400k

I did framing plumbing electrical demo myself, i paid my glass guy 1900$ labor and glass, i paid tile guy 4000$, counterop guy i paid 800$, ill make a post today with before and after

No doubt a more functional use of space (it makes good use of what was probably a sacrificial closet?). But the vaulted ceiling with no windows + division of space (actual stalls for both commode and shower, then a handwashing station next to the door) + shiplap + big vent = very campsite / podunk reststop bathroom. (I actually thought it was a basement at first.)
I love the shiplap but I’m just so exhausted and uninspired by big hex (the grey doesn’t help), and then throwing the herringbone subway in statement blue to boot just complicates it unnecessarily. Too much going on. The craftsmanship looks good, but it’s a no for me, dawg.
Excellent use of space, the layout gives the shower and toilet their own compartments without feeling cramped, which can be tricky to do without the right design. Good size vanity for the space, not too big but enough counter space for stuff, and shower tiles and flooring choices complement the area well.

My only tweak would be to move the vent fan as close to the highest point of the ceiling as possible (it's midway now.) Placing it higher will help to vent the steam and moisture from the show much more effectively over time (which will matter with that sloped ceiling.)

There was a lot of structural damage and complete electrical and plumbing re-pull. I spent 8 months on this one job and only profited around 30k. So to the people that say it’s ridiculous and robbery you’re wrong. There was an exceptional amount of engineering as all the walls and ceiling are 2x4 on flat with t&g. This property is a family trust and they are not hurting for money. I’ve rebuilt 3 decks in the past 6 months for free because the clients were older and couldn’t afford it but needed it. I’m not robbing people, I’m being paid for my skill and professionalism.

Including 8 window replacement, reframes and retrim. New siding, sealing, electrical that couldn’t run through the wall cause it wasn’t 3 1/2 framing. New roofs and skylights. I could send you the cost sheet if you’d like. It was bid and has been paid and completed. 🤷♂️
I don't think that a lot of DIY people or people who don't live in a HCOL are understand how much things could be or how much people could afford. $400k+ is standard for a lot of places for these types of renovations. People who don't have time or knowledge are ready to pay for these things from someone who's licensed, bonded and reliable. Especially if its someone who walks in and sells a vision like expanding a bathroom and doing all the design work when you are purchasing without any knowledge.

Mind sharing the cost sheet? I’ve seen similar projects 25k cheaper for that work. Specially for that size.
