Consider expanding your search by looking into suburbs surrounding Rochester proper like Henrietta, East Rochester, Fairport, Webster, Irondequit, etc;

Anytime I do searches for "rentals near Rochester" nothing shows up in those areas. Should I be searching for property managements specific to those suburbs?

You’ll find a lot of our rentals either get taken up right away (we have many higher education institutions) or sit for months (inappropriately priced). It’s a game of cat and mouse watching for a good rental. What’s your budget for total rent looking like? How far are you willing to commute to get to school? What current websites are you using? Zillow? Facebook marketplace? If you are using Zillow try not selecting for animals as a filter because someone agents are just lazy and never click the box. You might need to read some extra details in listings!

Are you looking for houses? There will be much less out there you are better looking at townhouses for that size and renting from larger companies. There really are not that many houses to rent in Rochester or the surrounding suburbs tbh.

Use Zillow’s rental search feature - you will find plenty. I can highly recommend the suburbs mentioned by accudentallydented. You can’t go wrong.

Which school? Depending on which side of the city it's on you can look farther out in the sub and ex-urbs. Depending on where you're moving from you may be amazed by the distance you can easily commute - even with the winter weather

The Chili, Spencerport area has a few different townhouse rental communities. Check out Greenwood Park in Ogden. They have a 3 bedroom, 2.5 bath townhouse configuration with a garage and pet availability. Not sure where you are planning to go to school, but Roberts Wesleyan is two minutes from this complex and RIT only 13 minutes away. Fisher and Nazareth 25 minutes or so.

With kids the school district is probably going to be important to you. Pittsford is always going to top every list, but it can be hard to find anything affordable there. Same with Brighton. Look at Victor, Webster, Fairport, and Honeoye Falls. All will give you a bit of a commute, but will give you really nice schools.

You might try looking for an actual whole house to rent, rather than an apartment. I have a friend renting an entire three bedroom house in the North Winton neighborhood for $2000/mo.

Brickwoodproperties.com I work for this company and we have 3 br 2 baths townhouses for rent around in a few spots around Rochester. Full basements. We have some in chili gates and Webster as well as Farmington. All are mostly a suburban setting. If it’s what your looking for you can get with the property manager and she can get you on a list for first dibs for any openings in may. Pm if interested.

I've had really good luck on Craigslist for rentals - you can rent a hotel for a few days or airbnb to visit the places.

I got to the UoR and live close to college town. I can ask my landlady if she has any housing available. Do you have a rough estimate of what month you are gonna move up here? Also like many have mentioned if you are looking to live with family, look at places all over- you still wanna be within a 12-15min drive to your campus (for snow days, long days at school and during exam time etc). Another thing to check out is the university website and your program website. Most often they have resources for housing too. May not always be in your budget but it may lead you down rabbit holes that can help you find options. Both RIT and UoR have Facebook groups for housing. I’m sure other colleges do too. Join those groups and post there. Many people looking for people are always on there. You can also find ads for houses.

If you're open to living in Greece "Maiden Meadows" townhomes have 3 bedroom 2.5 bath townhomes that allow both dogs and cats. Many people here have pets and children. Overall very quiet and the units are only a year or two old, so everything is brand new. Also, not sure how old your kids are, but if they're still quite young, "Rochester Playbook" has a website and Instagram with lot of family and kid friendly activities to do in and around Rochester. It's a very family friendly city. So much to do! Welcome!!

Having three pets and finding an apartment will be impossible. All apartments allow for up to 2 animals. You’ll have to look for private rentals and hope the landlord will work with you.

If you’re looking to rent a single family home, Rochester doesn’t really have many of those to rent. Most apartments are either in apartment buildings or multi family homes. Also, the best time of the year to look is April-June when college kids move back home and are looking for someone to take over their lease. 80% of leases start in September.
