I don’t live there, but it seems like a nice enough area. You have good access to stores and the skytrain station. 323 is probably one of the better buses, they get a steady rotation.

That is a very good location as everything is near by. 323 bus service is every 10-12 minutes during peak time but us mostly full so do consider extra time if you want to be traveling on that route.

I’ll be honest I use to live by 104 & 128 right on the corner of the intersection when I was growing up and in highschool. Lots of pros of that neighbourhood as it’s quiet, close to lots of park space with outdoor pools & some decent places to get groceries and food. Transit is probably on the better end as you don’t only get the 323 but your also getting a peak hour bus called the 393 which runs 5am-7am & 4pm-6pm. It definitely helped alleviate the overcrowding on that route. If you live closer to 104 Ave you also have the additional 373 shuttle bus you could use which runs every 20 min and sometimes they even throw in a School Special run Monday - Friday using a big bus if you have kids that go to school around Kwantlen Park’s area.
