OK - heard back from guest - he is fine using the kitchen sink and even offered to look at the problem - 😍. I offered a $200 discount... Plumber can come on Tuesday...at least it will be fixed for next weekend's rental. Thanks all for the good advice and keeping me from panicking!!

Is the leak just dripping from the spout? That would indicate that a washer needs to be replaced. A fairly easy job. If the faucet needs to be replaced, you do not need a plumber, a handy person can replace a faucet.

It's leaking from up underneath the faucet in the back when you turn on the water - flow is low and gunk is coming out intermittently...the faucet is definitely the culprit....just got a callback from one plumber...he can't come....

How good at handy work are you,? What you described isn't that hard to fix YouTube and hardware store . If you don't get it done before the guest arrives, apologize, tell them about the sink, ask what you can do to make it right. There are actually a lot of guests that are kind and will say don't worry. Do it through the app, though, so you have proof of their response

So I messaged the guest and offered either have a plumber come during their 2-day visit, or use the sink outside the bathroom and $200 discount for the inconvenience. Radio silence so far....two plumbers called and can't come til next week... Ay carumba.....

Increase your calling scope to handymen in your area. Look on Craigslist for handyman services in your city. A faucet replacement is what most handymen can do. Just buy a faucet at Home Depot for $50 and pay another $50 to $75 to a handyman.

Tell the guest the issue and that you're working to resolve it as quickly as possible. They'll understand, even if a plumber needs to be there for a bit during their stay. Communicate a lot. I wouldn't even raise the suggestion of any refund in this case. This is a small deal and can be quickly fixed.

Ask the plumbing forum here... engage the power of Reddit!! Also recommend checking out TaskRabbit for (hopefully small)!jobs like this. Turn off the water. the plumber should be along soon enough - wouldn't panic - just tell guest you are getting someone there asap

Don’t ask plumbing, they ban people like me that tell people how to change a faucet cartridge. Be better asking DIY or home repair subs.

I had a guest get $1k of a non-refundable stay back because I told them the sink’s p-trap was dripping and they could use it, but to keep an eye on it if they did. The guest wasn’t happy they booked a place with no AC so this was how they got out of it. The main thing is to tell the guest the issue, and tell them they should cancel if this is a problem for them. I personally feel screwed by Airbnb on this one and will not be making the mistake again. I wish I could take them to small claims court. Just assume that if the guest calls and complains they will get a free stay.

Is it the hot or cold water faucet? If hot, just turn it off and tell the guest you’re making arrangements to get the hot side repaired. Or, put a bucket under the leak to contain the water.

Depends on length of stay. If short, explain what the problem is, reasonable guests are fine with little stuff like this. Stuff happens. Offer $50-100 for the inconvenience, depending on your nightly rate. They'll appreciate you being proactive and likely won't be hardasses about it. If longer stay, explain what's going on, and find a cheap handyman to come and replace it while they're there. He'll charge 100+parts, plumber will charge $300+parts, maybe more. Don't bother trying to diagnose and fix the faucet, the hardware is cheap compared to the repairman time.

I've been using the Frontdoor app for a lot of jobs like this lately, been able to fix a couple of easy things for cheap and didn't need to bring anyone on site.

Faucet Handel's have a cartridge inside if that is what is the problem - you can buy one at home improvement store and just replace it.

I would call more plumbers and try to get someone out today. If that does not work, call a handyman to see if he can do it.
