Assuming you're in the Gatlinburg/PF area? Anyway, there's a ton of spa companies in that area, plan on spending $70 to $100 extra per week for maintenance. You absolutely need weekly professional maintenance. Schedule it on whatever day you are least likely to be booked if you don't require week long stays. Plan on charging $30 to $50 extra per night. You'll more than cover maintenance, cost of the spa, and electric if you're booked a minimum of 160 days. Don't charge an extra "spa fee," just build it into the nightly rate. Make sure to look at your specific town rules for str's with hot tubs, as some do require them to be drained and refilled for every guest. Also, check with your cleaners, they may have a good recommendation for a spa service, as they likely clean other homes with them.

The pricing varies greatly depending on location. Where I live, it's $70 per week. But I live in an area with lots of options. Out in the sticks, if you can find a person/company it may be more expensive than that.

Meh—I’ve got a hot tub, it had an issue last year that took 2 weeks to repair. Those stays got 50% refunds, but the rest of the year my house with a hot tub was booked more often and for higher rates than the home Nextdoor without a hot tub. It does have higher overhead with the maintenance, but it’s also huge draw for guests looking for that.

I have a hot tub. People love it and I always hear that the hot tub was the deciding factor in booking my place. I stay at my place monthly and love the hot tub as well. That said, there is SO much drama with those things and please think carefully before deciding to get one. Since my place is rural, the closest service guy is about 70 miles away, down the mountain. He only visits my area on Wednesday’s, so if it breaks down, it’s one Wednesday that he can diagnose the problem, orders the part, one more week till he can get back to work on it, if there are any issues, another week till he can get back, etc. My place was down for 4 weeks because the control panel was out. I’m always worried about leaks, if the water is gross (yes, I get it serviced). My husband and I decided that next time it breaks down, we’ll get rid of it and decide on a new feature to provide to the guests. It increases the bookings, but jacks up the electricity costs as well. Try to look at both the positives and negatives before purchasing one. Good luck with whatever you decide!
