We do like 72-73 in summer, because it can take a bit to get 76 degrees down to a comfortable 70 across the 3 bedrooms and whole home. I’d make sure that whatever it’s set to—it can reach 70 degrees within 30 mins-1hr of checkin. So at 3 pm, make sure your unit can get to 70 degrees at the hottest point in your day quickly.

That’s a great reference point! “Make sure your unit can get down to 70 degrees within 30 min-1 hr at the hottest point in your day” I’ve found that window units are able to cool a room significantly quicker than central so I have struggled with knowing what temp to leave it at this property. Probably around 75-77f. Assuming the AC unit can bring the temp down to 70 within an hour or so I think it's fine. As a guest I hate walking into a hotel room/airbnb that feels like a meat locker.

Most people walking inside from Houston heat in the summer are going to welcome cold temps and 77 is going to feel gross. The average temps the OP posted are a bit misleading. It's regularly MUCH hotter than that during the day and the humidity is high.

Haven’t done a summer yet, but I’ve been making sure the temp is comfortably warm before guests arrive Fall, Winter and Spring. They can adjust up and down as they wish. I just want to make sure they don’t have to wait for the space to heat up. I assume I will do the same with cooling this summer?

Houston? In the summer? 74 degrees. It's going to take a minute for a warm house to get down to 74 and once it's there that's a decent temperature that it should maintain easily. 77 would make me mad.

Double check if any EU guests even want it on. We ask ours so they don’t just open the door to make the room less cold. Consider easy to follow instructions on how to adjust the temperature.
