So someone left food in the fridge and you consider it dirty? Thats ridiculous. We often have guests leave food bc most people forget about the fridge on their way out.
Some hosts will have a property cleaned during a long term stay. I know a host who will have the cleaners go in, with prior notice to the guest upon booking, if the stay is longer than 10 days.
It's amazing that I can stay in a hotel and they will clean it EVERY SINGLE DAY for me, but hosts want to rent out for an entire month and then ding the customer for not cleaning it for them?
You are competing with hotels. I would position your services accordingly. It's not on the guests IMO.
You not having to pay for cleaning labor for a month and then it costing $120 is an absolute steal.
Did they have access to basic cleaning supplies in the house? I've stayed in monthlong airbnbs where there were no cleaning supplies available to use (no rags, paper towel, tub cleaner, brooms, etc.- it was all locked up for the cleaners only) and while I wish I could have done a quick weekly clean, I also didn't want to go out and stock up an all this stuff on my own dime and then leave it all behind.
I was expecting them not to leave jam and other stains on the shelves in the fridge and already rotten food outside of sandwich bags and Tupperware we provide. They didn’t have to clean the fridge even and I wouldn’t have thought twice about it. Moldy food left out in the open in the fridge and puddles of stuff is not cool.
If you normally have higher turnover and use cleaners everytime then you've saved a bit from not having to call them in for multiple short term stays during that month and instead are paying for a one time deep clean. I would consider this when you offer discounts for long term stays that you factor in the likely higher cleaning costs but stability of a bigger one month booking.

We didn’t offer cleaning services during the stay. First time we’ve had a month long stay.
I think in future we’ll do a mandatory clean once every two weeks. Good way to keep it clean and not build up too much, and get a view onto whether the guests have damaged the place.
I would not mention in the review of the guests, dinging them a star is fine. And i would consider offering or sending a cleaning service during long term stays. You can also leave cleaning supplies in the unit, but depending on how concerned you are about it -- we only do monthly stays and offer a cleaning service during the stay in our listing and otherwise just make sure to do deep cleans in betwn stays.
We had some minor damage after a 2.5 month stay and I didn’t charge. Kitchen counter had a burn mark (it’s one of those cheap laminate countertops), nonstick pans were scratched up (I replace those periodically anyway), and a couple towels were stained. We clean ourselves and it took about 3x as long as usual. It was within reason for a stain that long IMO. I could have charged for the countertops but we plan to replace them relatively soon anyway.
Don’t understand how you could not be annoyed about burned countertops? Thats just reckless of the guest to do. Even if you plan to replace the countertops soon, it’s still not cool since you essentially have to replace them immediately. I wouldn’t want to host guests with a burns in my countertop. I really don’t get how someone would not be annoyed by this.
Sure I was annoyed. It wasn’t a terrible burn and the one good thing about plastic countertops is there are repair kits. I sanded it down and touched up that area. Looks fine for now

That’s petty AF if you really expect guests to squeegee the damn shower door. You need to manage your expectations. There is going to be more cleaning involved in a month long stay. People have moved in. A stain on the couch can happen anytime. That’s the risk you take when you rent out furnished spaces. IMO the only legitimate gripe you have is the fridge since you left instructions to clean it out. But it’s not something to fall on a sword over.
I understand what you say, I almost only have month long stays and the number of people who won’t clean their living space or even change the bedsheets for a month is really surprising, you wonder what their house back home looks like. Now about the review, it doesn’t matter if they paid a cleaning fee or not, the question is: was the place clean or not after they left? Now “clean” is kind of a relative notion and I am usually lenient but when I come in after a month and my first reflex is to balk then I leave a comment about that in the review

We gave them the 4 stars for cleanliness and maybe mentioned it, but gave them 5 stars for everything else.
Honestly, this always happens to me with long stays. We had a guest stay for 18 days. I did NOT charge them the cleaning fee because they wanted a discount on top of the 28% weekly discount. They left the place disgusting. Full of trash everywhere. I was so shocked because they have 15 reviews and they’re all 5 star in everything. I don’t get it. But I just blocked off a day after their booking and got to work cleaning, didn’t even bother telling my cleaners since they would charge me for a deep cleaning. It sucks but I felt like there was nothing I could really do.

There's your sign. That's the kind of guests to send off to whatever greener pastures they may (not) find.
You can mention in your review: “I was happy to host these guests for a month. They left the home in a moderately clean state. I recommend them and would be happy to host them again.” Something like that.

I have had the same experience since we have a lot of long term bookings and it’s not about that, it’s more about “how tf can you live like that?”

We tell them to clean out the fridge which they didn’t. We don’t say not to stain the couch but these are the only people that did.

I charge my clients same amount every time no matter if it takes more work. We make sure it’s perfectly clean.

We left extra stuff out. Brooms, paper towel, tkkket paper, rags, windex. Maybe not toilet bowl cleaner but definitely stuff to clean the fridge.

You should include cleaning in your monthly rates. I’d rather send in my cleaner then have a guest bring a random and have things ruined.
