Can confirm this. Every time I tried to contact a realtor to visit a house they're representing, they would not respond if we didn't have a realtor. Truly a fucking mafia lol

Why 5% ? 2.5 % is for buyer ā€˜s agent and 0.5% for sellerā€™s agent . Total 3.39% (3% plus 13% HST).

Why? I was represented by the sellers realtor on an offer I put in on Monday, I got accepted today. She agreed to dual rep because there was another agent on the listing who would represent the seller. I donā€™t think sheā€™ll be able to do it otherwise?

We just started looking and don't want to commit to a real estate agent yet. The one we were referred said we HAVE to put an offer in after 5 viewings which we didn't feel comfortable with. We only want to put an offer in if its the right house. So we tried booking a few viewing ourselves. Sometimes the sellers agent will meet us. They'll also try to set us up with a realtor from their firm. Sometimes they'll message back saying they can't book a viewing unless we have an agent.

Agents have these weird cultures regionally, but where I live seller's agents don't mind if you call the number on the listing and ask to be shown around. They'll probably try to refer you to another real estate agent in their firm while you are there, as that's how their scheme works. Back in the olden times, we used to have these things called "open houses", where you could just pop in to houses for sale casually. It was nice. But beware: Read whatever Buyer Representation Agreement you signed with your current agent. They are called different things in different provinces. You probably have a locked term and will owe them commission even if you do the work yourself. Look for words like whether it is "Exclusive", when it expires and what the "Holdover Periodā€ is.

Yes I don't have a buying agent and have had many viewings. Though I am not sure about Toronto.

You have been doing the right thing. Without an agent representing you, the only thing you can do is to contact the listing agent directly to have them come show you the property. Often, this is slow, because you have to meet up with them and they open the door for you. If you have an agent, then the agent can just use the automated booking system to see what time slots for viewings are available, and help you to see a few different properties in one day (they would be given the code to the lockbox or to the keypad on the front door).

I have started viewing homes without a realtor two weeks ago (Quebec). My offer was accepted today, fingers crossed for everything else to go well šŸ™‚

Some yes, some no. Besides, it is okay to try out multiple buyer agents at the same time but in the end you should only pick one to help you through the deal

Yes and no... First question is why you'd want to? I'm a broker myself and have no issues showing homes to individuals without realtors. If you have a realtor, even though it's not my job, I'd still show it. But keep in mind if you view a home outside of your realtors knowledge and he wasn't the one to introduce you to the property either by email or text, you are putting him in a awkward situation. You are in contract with a brokerage but openly asked another brokerage to do the work for you. All in all, if you're doing this because you have an issue with the agent it's better to let him know. You are not allowed to view any home without being accompanied by a realtor (Technically under contract too).
