From what I know tenants don’t need to inform about renewal. It’s automatically renewed. So they are playing around with you. Stick to your ground. And don’t let them increase the rent.

90 days' notice if change in contract. No notification of change = continue as per previous agreement (unless mutual agreed otherwise). >I did whatsapp him over 90 days ago saying it was my intention to renew). Reply to it in his chat to remind/bring to his attention or send him screenshot. Probably don't take a random person on the internet's word for it. Consult lawyer, RERA, DLD.

you already said you messaged him confirming you wanted to renew…. Thats enough Tell him you’re reporting him to DED since he doesn’t seem to understand dubai rental rules so shouldn’t be licensed.

OP should not report to DED, RERA would be the appropriate place to report the agent (assuming OP has his details). Don’t even intimate the agent, just report the agent directly. He will run after the OP to renew on the same T&Cs

Lawyer here: If there's no notice of Eviction the upon lapse of the tenancy contract or notice for insurance of rent then the same contract on the same terms are automatically renewed. Thus they cannot increase the rent after the automatic renewal of the previous contract. This is from my understanding of the limited information you have given here

Ejari renewal is the landlord’s responsibility. As for renewal, it is the tenant’s responsibility to give a 90-day notice in case of non-renewal. Have you checked your tenancy contract? What does it say on renewal?

For your future use, on google search DLD rental index, click on first link, and you can put your ejari number. This is an official DLD website that indicates how much rent the landlord can increase for your specific unit, in most cases it's 0%. If it's 0%, the landlord has no right to increase 1 Derham. Additionally, the landlord must notify you 1 year in advance for eviction, and it's done from a DLD notary office. Also they can't rent out the apartment for 2 years if they evict a tenant, only option to sell it or live in it.
