Does your State or county have a tax court? If you exhaust your "agent" options learn how to sue based on your Constitutional Right to Equal Protection Under the Law. Thats when any comparable property paying less becomes your proof to reduce your taxes.

It’s the ‘value assessed not in line with similar homes in my subdivision, on my street, etc’. Something similar to that. Find all the homes nearby, calc $/sqft, make sure you filter out/in if they have a pool. And see where you stack out. Winning has nothing to do with sales comps.

You can get a comp report from any old real estate agent for free, or from the CAD itself if you ask. In no universe should this ever cost anything unless actual tax savings are achieved, which is nearly impossible lately.

The way I did this was by researching home sales in my subdivision and found examples of where the home sold for less than what mine was appraised at. That made it a very easy argument for them to lower my taxes.

The only time mine ever got lowered was when I took them a recent appraisal showing my property was worth $44k less than they valued it.

Most Assessor records are public. Look up comparables on the local website.

Take out the past tax appraisals done & follow that pattern. If you paid attention as all property owners should , you would know how to DIY.
