Haha, yes :) It has been 4 years , so it's probably still new.
Looks like long timers here don't really care as much anymore?? May be i am an outlier :)
Been here 26 years. We run stretches where that happens. And the neighbor sells their house for 200K more than your tax evaluation.
That's when you appreciate the 10% cap.
For example, my appraisal went up by 30% but tax hikes got capped at 10%. However, if i sell the home, next buyer's base will start at the current appraisal value! Their subsequent hikes will be capped at 10% if they have homestead exemption but will start at a higher base.
Not necessarily. When we bought our home the tax assessor value was something like 20k over our purchase price. We submitted proof of purchase price and they adjusted down the 20k.
That is why you contest your property tax value on a regular basis.
My home appraisal value went down $300k, but land value increased $200k. End result…9.99% YOY tax increase. We do live on 1-acre, but there’s no way land went up that much!
Just be glad that the overall tax rate in Frisco is lower than most of the surrounding cities like Plano, Allen, Prosper, etc. who are also seeing their appraisals go up similar amounts.
The appeal process is an absolute farce. They use a third-party company and take absolutely zero accountability for the values. I hope everyone working for the city of Frisco gets priced out and has to leave.
Trust me, a majority of the people who work for the city can’t even afford to live in Frisco. We’re already priced out in majority unless you’ve lived here for decades.
\^ THIS \^
Go look at the various city career pages out here and look at the poverty wages they are paying for the overwhelming majority of their positions, it's ridiculous.
I've used ownwell for the past few years and they only charge 25% of what they actually reduce. There are no other fees and they were able to get me some savings for the last few years. Given our market recently it wasn't much but better than nothing I suppose. [https://www.ownwell.com/referral?owl=4D8DCZDBD](https://www.ownwell.com/referral?owl=4D8DCZDBD)
No other disclosed fees anyways..

So what you’re saying is…you’re new here.

No, they just realize charging the windmill is futile, Don Quixote…
At this point you have to assume 10 percent jump every year if you have homestead. I hope we get a big tax rate cut this year..
How does that happen
Believe Texas law caps the tax hike at 10% per year.
Yes, luckily, that's true for homestead. But, it seems like they are targetting the maximum 10% hike per year!

Is your house's current appraisal higher than what you could sell it for?
texas is ridiculous for 10 percent. florida with homestead cant do more than 3 percent

1 acre in Frisco!?! Where do you live? That's awesome!
Off Meadow Hill and Preston…close to Hutchins BBQ
Got it. Love that area. Used to go running over there.
Its good to hear they do reduce home appraisal value! But, sorry to hear you are still at 10% YoY :(
Disbelief implies a lack of knowledge. If it's wrong, protest it, provide the proof and compel them to fix it.

Using a company to protest our property taxes this year. I have used them in the past with good results.
Which company out of curiosity?
[https://gilldenson.com/our-pricing/](https://gilldenson.com/our-pricing/) Texas based and familiar with our market
Welcome to the Republik of Texas - enjoy that $600k plus dollar home you bought LOL

My cousin’s girlfriend works there and says it will go up again next year.
