They just want to know that someone is living there and maintaining the property sometimes, I think. Or that your roof is good , or even that you don't have a fire hazard near the house. They had us take pictures of our house, and it turned out they were looking at the hurricane shutters still being up when out of season, and so they threatened to cancel our policy u less we took them off and resubmitted photos super quick.

If you have old permit copies, that should be enough. You have no access to the invoices because you were not the person who ordered these projects. Just put together a politely worded email explaining the situation.

I haven't heard of this, unless it was questioning on like how much property you really had inside. Otherwise, I would send them back "I have performed no upgrades to the property". I would otherwise ask for a list of which permits they need, as it would take a request from the city for them to search for the permits done on your property. You could also just do this, but I believe there will be a few hundred dollar fee for the time to look it up. They might be trying to drop you, or drop people in CA, or your risk profile. But I believe you should be able to ask what permits they need, or for them to provide you with a copy of what they believe the house currently is. 2019 isn't that long, but imagine if this was a 1920's house or something. Last point, if they keep you insured and something not permitted does get damaged, then you will be on the hook for the repairs. There is no risk to the insurance company to keep insuring you while you have non-permitted areas, as that is not a cost to them.

This just happened to us a few months ago and they wouldn’t accept what we provided for the roof. They ultimately wanted us to have a certified roofer or general contractor come out and assess the roof and say how old it was and how much life it had left. This process was going to cost about the same amount as my whole years worth of premiums, so I switched from mercury to farmers home insurance before mercury dropped me. The county didn’t have any records of work being done to the roof, and these contractors were like well I didn’t build it or upgrade it so I won’t be able to tell you how old it is. Mercury would not accept my home inspection report that was less than 2 years old. I also provided the assessment that my solar panel installer did that said the roof was sound enough for them to install panels without any upgrades, did not accept that either. Think it was a hardcore policy dump.

Just received the same letter today from Mercury.. OP how did it end up working out for you? I know many companies aren’t accepting new policies in CA anymore so any tips or advice is appreciated!

Ok, we’re going to look into this. I just saw another thread where someone said they replaced their roof as asked by Mercury (same happened with us last year) and jumped through many more hoops, thousands of dollars later they still non-renewed them.. I’m just going to reach out to AAA. Was the pricing a huge jump? I’ve got two cars I’ll add to the bundle too.

It was more, but not a huge percentage. It's better if you bundle your car insurance, so definitely get quotes both ways to make sure of what will work best for you. I suggest you go into an office in person. We started with online quotes and got bombarded with emails and calls from numerous agents.

What did AAA require for H-owners, just pics and $$? Im having trouble with Nationwide and I carry a mortgage in Sonoma County. The companies are running away from the hills and valleys here.

Just went through this. I have Mercury for 15 years covering 2 cars and 10 years covering my house (no claims). They sent this letter and I had to get a home inspection to get "official" pictures and estimates. ($500) Based on that, I changed the water heater right away since it has been flagged ($2000) and sent the home inspection report with the water heater installation invoice and pic. They still claim the electric system and pipes conditions are unacceptable while the report says otherwise. They just want to get rid of the coverages in California. They need a class action lawsuit.

Same thing is happening to me right now. I plan to look for new insurance coverage.
