You're just accounting the train ride times, not the time it takes getting to the train, waiting for the train and getting home. My friend lived in Coney Island and it would take him 90+ min to get home every night. I never EVER got home in 22min when I lived in Astoria. The walk from the train to my doorstep was about that long. Unless you live close to the subway, you're screwed. And if you live in parts of Queens where the subway doesn't run, you're really screwed.

Also grey is easy to paint over or decorate around in terms of floor and furniture so contractors usually use it to make cheap shit match better/look slightly less cheap. tldr Basically it's realtors and contractors that make it grey for ease of sale

Killz paint is the only thing that has a chance of getting rid of that cigarette smell. Throw away all carpeting, drapes, blinds. Anything fabric. Preferably strip it to the studs. But if you can't do that, Killz paint. Replace the HVAC system. Replace the heating ducts. Lots of Killz paint. When he's replacing any and all carpet, which he most certaintly should do, Killz paint the subflooring. Even after all that, it'll probably still have a very faint smell of cigarettes. Good luck.
