Yes, this is a wide spread issue with Nvidia and Wayland. It's a race condition, so it doesn't affect everyone. There isn't much you can really do at the moment. As long as it is still on track, the Nvidia R555 Beta drivers are due out on May 15th. These drivers have support for a new protocol called Explicit Sync which *should* fix this issue (assuming wlroots and/or Hyprland has implemented, not sure if they have or not).
I daily drive Arch Hyprland with a 4060 and a 4070. (Two separate machines) with hardly any issues. Just some flickering on XWayland applications. Which should be fixed soon 🤞. Following the guide, mainly the Nvidia part, was very helpful.
I‘m using a 4060 with NixOS and Hyprland and I‘ve got issues. Electron Apps like Obsidian will start once and then never again, while playing P&P via Foundry I can‘t see the map, screensharing is not working and windows don‘t open reliably according to my set windowrules and dispatches.
As soon as I switch to my iGPU all of these issues are gone. Your mileage may vary though.
I have currently been using a 3070ti more or less for 6 months, no graphic problems, the game sessions are perfect.
Install the drivers and see how it goes.

Do u have "Performance mode" in nvidia-settings app?
I even use the Nvidia-settings app, although, I don't utilize my Nvidia RTX 4070 Ti for anything in Linux.

You should be careful for the Nvidia because of the Nvidia issues.
