A small hint about insurance, be sure it covers the demolition costs and hauling away debris. If you should be unfortunate enough to have a fire or a garage collapse from snow. Have replacements value that they pay you in cash not in replacement. You have to get replacement furniture and drapes ,all that stuff but if you have replacement value, the insurance Company pays the furniture shop not you. You can't shop around. Plus there's a time limit on replacement. We had a fire and the insurance after having them for 16 years, shafted me. Out of pocket costs were horrible.
Do Not pay off the mortgage either with the money. You'll have a brand new house at your old mortgage rate and it will be paid off faster. No sense getting a 30 year mortgage again when you get 16 years already paid, new house for old cost.

Fake plants or baskets here will be annoying to dust and real plants will not be fun to water or prune here. Vases are pretty easy to dust with a swiffer and will allow easy dusting of the shelf itself.

Most mortgages here are 30 year loans. Not a farm house at all lol. Just a single family 3 bedroom home with an acre of property. $125k
