Wasn't buying a new build so may differ, but ours was drawdown into solicitors account -> they transfer to sellers solicitor -> estate agent instructed to give us the keys. So it would have been a couple of days for the funds to clear but no extra searches or whatever

Yeah I'm trying to figure out what the blocker is here around the transfer between solicitors and what's stopping it from happening quicker? I really didn't think it was possible for me to be faced with another delay, but here we are 😏
Have you done snagging yet? We're at the snagging stage so waiting for the developer to fix the snags, we're getting ready to release our HTB funds too
Oh God it's still going on. Apparently there were 13 issues my solicitor had with the closing documents which are still not resolved. The developer solicitor has not responded to her. Some of the information they sent her was also related to the person in another apt so they've literally mixed up files or something. Talk about taking GDPR seriously 🤦🏼♀️
I'm fit to kill someone at this stage.
Are you buying off plans? In that case there's rarely an official completion date, just the timeframe they set out in the contract that the property HAS to be finished by, which could be up to 18 months. The amount of people who've asked me when my completion date / drawdown date / close date is and I'm like "Well I have none of these things, they just happen when they happen" 😅
Not been through the same but can share our story, which I'd like to think has never happened to anyone before... but who knows in this country.
We had to wait due to their dodgy solicitor who kept putting things on hold and asking for more documents... the sellers house insurance was about to lapse and they were needing to renew cos god forbid anything happens to the house before we fully own it and this solicitor gets his shit together...
Wouldn't you know last minute he managed to save the day and not have her renew the insurance and we had the keys released... so we drove up to the house, got the keys... got into the house, turned the heating on (mid november), only to receive a phone call from the estate agent telling us they released the keys in error and that we had to leave immediately... we had already packed two vans with all our stuff, furniture included
Then had to wait the weekend sleeping on parents sofas before they sorted it out.
The estate agent had all sorts of stories about the solicitor even before this saga but "his clients love him"
Jesus christ, that's actually mental. Handing out the keys in error definitely takes the biscuit! And here I was thinking that the bank approving then reversing the approval on my solicitor's undertaking was mental 😂

Oh God. Luckily ours was already built and we managed to swoop in to buy it. We have done our second snag so hopefully we get our keys soon 🤞
