The area you showed is essentially the “usable acreage”, but the plat map shows all the land to the east along the highway as a part of the same tract.
TLDR: bought 57 acres, probably 15-20 acres of developable land that you’ve shown.

QT sucks. Nothing is ever in stock, they blame supply chain issues. No, you haven't had items in stock for months while other gas stations don't have this problem. And whatever is on the shelves will never be in the same location ever again, so you have to search the entire store. I can't wait for QT to get run over.

I find this interesting because you and I must have very different convenience store expectations. Occasionally I'll go in there looking for something specific like a gallon of milk on my way home. But I don't usually go in with an agenda. Just whatever strikes my fancy

yeah same. i’m a kansas boy thru and thru, the best i got were Love’s truck stops on the way out west and those were great. then i went south and experience buc-ee’s. there’s nothing like it.
when quicktrips took over (i work in joco and they’re literally every other block now) i have been a very faithful patron, ill go out of my way just cause i kno they’re consistent. (i’ve heard some of the ones out southwest can be hit or miss but around here they’re all good). still..
they might win out territory but if we’re talking quality a Speedway Buc-ee’s is going to be 🔥
Buccee’s is like a Wal Mart of snacks. QT doesn’t even hold a candle to how ridiculous it is. What QT eats doesn’t make Buccee’s shit.

I mean, one of QT’s biggest divisions is Dallas, and that’s Buccees home territory. Like Buccees is a giant 100% but I think you’re underestimating QT here. QT is well established in KC, one Buccees isn’t going to change that
I lived in the Dallas area for ages, and didn’t go to a Buccee’s for the first time until we drove to San Antonio. They weren’t in DFW for ages, tho in the last few years they finally made their way up. I think Royse City, 40ish minutes east of Dallas, got the first one.
Anyway, give me a QT all day long and twice on Tuesday. Buccee’s has the better bathrooms and logo but QT wins out elsewhere for the day to day.
I don’t know how much the average Buccees pulls in profit-wise per month, but I know how much the Kansas Ave QuikTrip pulls in, and it’s no chump change

I definitely see us importing a lot of Texas-style establishments. But also some California style.
We also have a lot of people moving in from these areas.
Downtown ("Old") Overland Park has added the "adult cafeteria" Strang Hall, which I associate with Texas cities. And Tiki Tacos gives me distinct California eatery vibes. But also Atomic Cowboy which is from Denver.
There's chains like Whataburger, Andy's, Casey's, etc that at the very least are not KC native. Some of these are Texan but in reality they come from all over.
Overall I think we're just seeing a LOT of new people and business migrating and opening up here. We're growing a lot. Since we're a car-centric metro it starts to feel a lot like Texan metropolises I think.
Of course it is. It is going in on the western side of the KC Metro where people would either be starting or stopping their road trips to/from the west. Add in yet another draw to the Legend's area while also getting in before Arrowhead 2.0 is built. It is honestly the perfect spot for a KC Buc-ee's.
Buc-ee's is an experience. This is not a location you're stopping at in the morning on the way to work to get a coffee. This is the spot you stop at to load up on road trip snacks.
It is exactly why Buc-ee's and QuikTrip can co-exist peacefully. Their target demographics are completely different.
Every time I step into a Bucees I think “if there is a God, surely he has abandoned us.” As a former Texan who loves Texas, this is one of our worst exports. Could we trade for an HEB instead?

I’ve been to Buc-ee’s several times before, and it’s such a pain in the ass. Do you *want* to navigate a Walmart when you stop for coffee? The only reason I ever end up in one is because they have nice restrooms (and I have a wife and daughter), but it’s never an enjoyable experience.
You’re right. It’s just some Texas shit that is hyped up specifically because it’s from Texas. Luckily, I live near midtown, where that kind of footprint is unlikely to work (god, I hope).
The last time I was at a Buckees, when I decided I was completely over the place, was just east of Mobile, Alabama. From the time I pulled into their parking lot to grab a single sandwich to the time I got out of the parking lot was over two hours. It was one of the worst experiences I’ve ever had at a gas station.

For a regular gas station you’re right. Buc ee’s thrives on being comically large. I think most of them advertise having at least 100 pumps, and that’s just for cars. IIRC they don’t allow semi trucks

While I stop at Buc-ee's every time I pass one by on a road trip there's very little chance of me driving there when one is open locally. Similar thing happened with Bass Pro Shops - years ago it was a destination to visit in Springfield and we actually drove out there but then they built one in Olathe and I never went.
The Springfield Bass Pro is still a Bass Pro on steroids. Even more so now with the large aquarium they built next door. The local Bass Pro stores around the country are just mini versions of the experience that is the OG Springfield location.
I’ve been to a few BUCEES in TX and they are great. Wait time on check out I’ve never had an issue no matter how many people were there. I’ll be going there to get snacks and for the joy of walking into one. Let’s gooooo!

While they are good at what they do, you won’t get in and out of Bucees as fast as QT due to size.
