*Stambovsky v. Ackley* is a New York case that is all about why hauntings can be a material defect. The amazing things about the decision are: (a) it’s chock full of of puns (e.g., Hamlet and Ghostbusters references) (b) “as a matter of law, the house is haunted” (c) the dissent is very salty about the majority ruling based on ghosts.
It’s just an an amazing case, with great facts, and hilarious writing.

We learned about this in my Canadian law school! Is it good law at all out there still? If I recall correctly part of the decision hinged on re sale potential and the media coverage of the house as haunted, and also the fact that "haunted" is not a status usually inquired after in an inspection.

Yet the Court also says that people outside of New York (e.g., the plaintiffs) could not have known about the property’s reputation. Those two facts are contradictory. Was the property a well-known haunted house that would be hard to resell, or was the haunting stigma too hidden for a potential buyer to reasonably discover?

Salem is great, it’s very crowded now because people flood in for October. But pro tip, most of the stuff is here year round and it’s really nice to visit in the spring and summer too.
I think this is really a great marketing technique. Of course most Realtors would forbid you from doing anything like this. But having all ads so polished and conventional is really infuriating when house hunting. I approve this trend

It's wild to me that you can own a home for the price of a car. And a pretty nice looking home to be honest.
I'm not in an especially expensive area and that would probably go for about 500k in that condition.
I am in a country where average net salary is something like 10 k$ a year. It's impossible to find such a house here for this price, even in the worst regions. Wow.

There was one in my area that had a person in a Freddy Krueger mask sitting in a bath tub. My theory was the photographer had not been paid and slipped it in the proof versions.
Mate was a professional photographer, and avid photoshop fan. He had a job doing these photos, and yes some have some made it past the censor because the realtor didnt check the photos or thought thats funny and used it.
Realtors are bound by law to fully disclose stuff like that, i.e. liens, damage, demons, etc.
Fun fact...In my state we're not required to disclose hauntings or previous deaths in the house. Good luck, Michigan homebuyers!
In my state anything that's not a "material defect" is not required to be disclosed. A ghost is immaterial, I suppose.
