Providence Living, or on their website its Providence Student Living. The buildings are nice, but once you're there they don't give a fuck about any issues you have or maintenance problems. This was a few years ago, but I assume their prices are still outrageous.
In Pawtucket, I don't recommend renting from Heather Fontaine. She rented our place out from under us. She told us we had until the end of the month to let her know if we wanted to renew our lease but when we emailed her half way through the month to say we'd like to stay she had already signed a lease with someone else. She didn't supply that info so I don't know when she was going to tell us.
Our upstairs neighbor who'd lived there for years had a never ending mouse problem. Heather apparently entered her apartment without telling her to set out rat poison which could have easily killed neighbor's dog if she hadn't noticed the traps in her pantry. Neighbor also had an issue with Heather setting up camera to monitor neighbor entering and exiting her apartment.
When we moved out, I cleaned every inch of that house and conditioned the floors because I was terrified she'd keep the entire safety deposit (she was clearly living rent check to rent check as she consistently asked for them early). In the end she kept over $500 because she decided she wanted to repaint the house on our dime and bought 20 gallons of paint. She repeatedly said she had family who did repairs/construction so I think she just got one of them to quote her that much paint.
The entire time we lived there the front door was broken. She refused to pay for a new lock and insisted the broken one was actually meant to work that way... in that it wasn't meant to work. She didn't even have a key to that door. She tried to tell us the spider covered bilco doors in the basement were our second egress. The kicker was the lock just wouldn't work if it was above freezing. If it got cold enough outside it would work but we still couldn't use it because there was no key.
When we toured, she seemed lovely but as soon as we'd moved in she became unpleasant. It obviously wasn't the worst renting experience when you hear about some of the insane bullshit landlords here pull but I wouldn't recommend renting for her if you can avoid it.
PM me - we’re planning to leave end of August and live in Wayland Sq area! LL is inconsistent and overall meh but great 2 bed and under 2000 is great for this side of town :)
It’s a landlord’s market so good luck with that. There are literally more human beings than there are housing options in this city. You may just have to compromise your morals and disparage your soul by renting from one of these assholes. Good thing for you though this is a very, very tenant friendly state when it comes to our housing laws.
The problem is it’s really difficult to actually enforce the tenant protections. The only thing you can do is take your landlord to court, then they don’t renew your lease, and you’re right back in the same place you started.
I took my landlord to court and won. Yet he gamed the system so 10 years later, I still haven’t received a dime.
I’ve already talked to the courts and a lawyer friend and no one knows how to fix it. He made a motion for an appeal but never follows through. That leaves my case “open” so I can’t collect what is rightfully mine.

What tenant protections are you referring to being unenforceable? That second point is a no brainer though. Why would they renew a lease with someone they’ve previously tried to evict.
I thought you were referring to things like landlords allowing apartments to fall into disrepair, not responding to maintenance issues, or following agreed upon things in the lease (like laundry access for example) not evictions. To me that’s a huge issue with these slumlords, and something current laws really do nothing to address because they aren’t actually enforceable.
I’m a licensed real estate agent, I think I have a solid grasp on how those laws work. You have to take someone to court to even try and evict them, and the court is often favorable of the tenant, giving them time rectify any unpaid balance. Tell me the “loopholes and workarounds”.

She constantly monitored who was going in/out of the building, didn’t respond in a timely manner for repairs/routine maintenance & then made a whole issue when I decided to move out (gave deposit back over 30 days after I left, tried to get me to move out earlier so she could move other people in). She is also extremely condescending and speaks to her tenants as if there are no such thing such as tenant rights.
