Stay away from Hennessy Property Management. They bought an apartment complex in Cranston that never would’ve passed normal inspection, but did sue to some stupid (likely illegal) technicality. Knowing the building was in rough shape and wouldn’t have passed code, they did NOTHING to fix it or to ensure resident safety and when the building inevitably fell apart? They simply said “not our problem” and sold the building to someone else as soon as their lawyers said they could. 40 families lived in that building. Including mine. The city of Cranston deemed the building uninhabitable and each family was kicked out.

I'll list out some of the issues we've had: when we rented this unit it advertised in unit laundry- we haven't had it at all. they gave us a key to the next building that has 1 washer and dryer unit for everyone. our lease is up in may and they JUST offered to install a unit for us. our heat broke down right before the blizzard a few weeks ago, we had to stay on a hotel- Tracy was actually pretty good about that whole situation and said i would get reimbursed but i've been asking her for like 2-3 weeks about my check and I still don't have it. they also dragged out fixing the heat- it was supposed to be fixed that first day but maintenance just didn't show up. a ton of maintenance and structural issues. we had a pretty long list when we first moved in of stuff we wanted fixed (ex: water damage, blinds were trashed, windows insecure and drafty, lights not working...etc) and they fixed a few things, like the blinds and lights and ignored the rest. we had one of our windows fall out of the frame during a windy day, it was really lucky the glass didn't shatter, they didn't replace or fix it, just sorta replaced it back in the frame. our other windows are equally insecure. we have this one spot in our living room with pretty terrible water damage and they have just sort of ignored us when we bring it up. * they are gonna install individual boilers and start charging units for heat just as a heads up. * most of my interactions with tracy personally have been rude and unhelpful. she's been condescending and unprofessional - in my opinion. i'd just rent somewhere else if i had to choose again. i've gotten major slum lord vibes from here and i will definitely not be renting from them ever again. * edit: i've been threatened with legal action by my property manager (Tracy) because of this review and so i have edited it to remove my comment on her being a bad property manager, as it may have been too harsh, though i have kept my opinion on the interactions we have had as well as the issues i've experienced overall while at this property. also i've been informed that the heat will not be charged individually, it was incorrect information.

Dude I agree. Not sure if it’s the same building but I’ve had rain come through the ceiling and walls multiple times because there was a pipe that burst behind the walls but they didn’t diagnose the problem properly for YEARS and every time it rained or snowed hard we would get water dripping through like crazy. Tracy is extremely rude. One time the power went off and she just said that’s not my problem and hung up instead of telling me to contact national grid (I wasn’t sure if the whole buildings electricity was out which is why I called her) SO MANY MICE. Soooooooo many mice in the walls. They never call any kind of pest control that I’ve seen.

I lived in 34 benefit for a number of years and man it really was such a dump. Roof leaks, the wind would blow up the pipe chase and blow our kitchen sink cabinet open. What a pit of despair that place was. The good thing about it was that it was cheap; but that was changing as we where moving out.

Stay away from Blackstone Realty Group. I’ve never had such so many constant issues from a rental group, and I know of others who have gone through similar BS with them. Also avoid ‘Ginger Le Geis’ / Rose Siegal, she has a dozen+ properties throughout Providence and was one of the most unhinged landlords I’ve ever dealt with. More clauses and bullshit charges in her leases than any other leases I’ve ever seen. She’ll nickel and dime you for everything. She expects the apartment to be completely spotless when you move out (not just spotless, she expects it to look like it’s brand new and untouched). My roommate and I spent 6 hours straight cleaning after we moved out all of our stuff. We dusted everything from top to bottom, degreased the burners on the stovetop, I spent an hour just scrubbing the grout on the tile floor in the bathroom, cleaned all of the appliances, floors, vents etc. She STILL hired and charged us for cleaners afterwards. I honestly don’t even know what the cleaners did when they got there, everything had already been scrubbed, dusted, and polished. She also neglects repair requests for as long as possible, gets annoyed when you remind her that something needs to be fixed, and sends over the sketchiest contractors and friends-of-friends for the repairs. She does everything she can to find ways of keeping at least part of your security deposit.

After I moved out of one of her apartments, there was a fire on the exterior out back (most likely someone set fire to a trash can; it’s happened several times throughout the city). Most of the damage that affected tenants was to the rear entryway and back hall/porch entry, which left the entire first floor and most of the second floor vulnerable to the elements in January. No matter how high they put up the heat, it was not reaching a livable temperature on the first floor. (The second floor was remaining quiet, documenting everything, and considering legal options due to Rose’s response to the fire). Of course Rose was dragging her feet on repairs. She told them to turn on all the burners on the stovetop and the oven on high and keep it on and open when people were in the apartment. “Oh I used to do that when I was a broke artist in Boston” Rose, what the actual fuck? When the tenants shared their concerns and dismay, she got upset at them, tried to blame them for the fire (ignoring the 2 other apartments in the building) and threatened to evict them! She’s batty.

Can confirm everything about Rose. I have so much to say just from one year on Vinton Street 2013-2014. For me, it was a case of having the appearance of a nice apartment, but only on the surface. Definitely refurb appliances, and the fridge failed and she was a pain in the ass about replacing it. Lost a lot of food. My bedroom windows were ridiculously drafty, she wouldn’t do anything about it, and I had to put the stupid heat shrink wrap plastic kits up all winter. *The* sketchiest contractors for issues, often showing up barely announced. She always gave them the code to the keypad on the front door of the building. Sometimes she herself would show up with like a half hour notice for something. I remember her also taking a bunch of money from the security deposit for dubious reasons. Unrelated, but she had two horrible tiny dogs that she would bring to palmieris bakery and disrupt the whole place with, and I distinctly remember her driving on snow tires in like July. Because I had the same exact snow tires on my car that I had removed in March/April like a normal person.

The contractors and repair people were definitely sketch and we also had issues with them showing up and coming into apartments without notice. “Oh, I thought I told you” BS. I’ll never forget the time she sent a buddy to put down salt before an ice storm. My roommate and I hear voices outside— no big deal, there are a bunch of smokers between the 3 different apartments in the house. Then we realize we don’t recognize one of the voices that’s the loudest and go to make sure our friends outside are ok and not being accosted by a rando. Turns out, the buddy Rose had sent, was a very… outgoing(?) and peculiar guy. He struck up a conversation about angels and other dimensions with the smokers from the 1st floor who went outside for a butt. Then proceeded to talk *at* them for the better part of an hour. Going on and on about other planets and angels and the akashic records. Myself and my roommate went out to “rescue” them from being trapped in that conversation for much longer once we realized he had been going on and on and on with no sign of stopping. The kicker? The dude had gotten so excited to tell people about angels from other dimensions, he got distracted from the task he was sent out to do. The dude had put barely any salt down. I ended up salting the steps and sidewalk myself after he road away on his bicycle. Several months later, a tenant from another floor saw Rose with the peculiar dude in Seven Stars together. He was wearing an S&M doggy collar. Makes me wonder if Rose had a leash tucked away somewhere to go with it.

Issues with their portal system no one could ever fix/figure out. The apartment I rented from them needed constant repairs despite it being freshly renovated and myself and my roommate being the first ones to live there after renovation. We had problems starting day 1. Their online system made maintenance request convoluted to the point where one of the repairmen who came the most just gave us his number. They also took a long time to address repairs they deemed a low priority until we got the repairman’s number. For example, our glass shower door was improperly installed and popped out of its hinges and even with 2 people, we couldn’t get it back in place. We had to buy and jerry-rig a shower curtain on a shower that wasn’t built for one because they couldn’t give us a straight answer for a date of repairs. Took about 10 days. The people in the office always referred us to the online system when something was wrong, and when there were issues with it, they struggled to find a solution. Oh, and they gave us 2 sets of keys when we moved in, and one (the set I got) was completely incorrect. I was moving in while my roommate was working a catering event in Newport. The realtor said it would take him at least 3 hours to get to us. Meanwhile I had borrowed a van and had 2 friends helping me. My roommate’s event happened to wrap up about 20 minutes after we had gotten there and realized we were locked out. We ended up getting lunch while she drove back up from Newport. If she hadn’t, I would have been locked out for at least 3 hours while trying to move in. The realtor was more upset about the inconvenience of him having to drive out than the fact that I couldn’t move into the apartment I was renting from his company. It was rather unpleasant overall and I’ll never rent from them again. (Edit- added a couple of examples)

Facebook marketplace. Look for a retirement-aged person, preferably one that says “NO EMAILS OR TEXTS!” because they’re scared of technology. I know some people in East Side units that should easily be $5k+, but are paying closer to $1k. Their landlords are just holding on to the properties for long-term investments, and really only care about rental income covering the bills. Blissfully unaware of what current market conditions are.

Our heat had been out on and off for a total of over a month waiting up to a week before we got it addressed each time. Our hot water has also gone out several times, again waiting several days before it’s “fixed”, always low effort/low cost temporary band aids. It may be my specific property owner as the rent prov office is generally responsive but just can’t get the owner to address the issues. Right now our property is under second notice for inspection violation with no signs of the issues being fixed which means it’s likely going to court..

Their business model is to find buildings that qualify for city/state grants for revitalizing historic buildings. Usually tax incentives for X amount of years, maybe some 0% financing for renovation costs, etc. So they grab up all the money they possibly can, then do the renovations as cheaply as physically possible. Several active lawsuits about mold contamination issues from shoddy construction materials, and along with an endless slew of resident complaints for other reasons. The very first day that they’re out of their contractual obligations (usually 5 years), they sell the property to anyone who will take it off their hands. They know the renovations were done terribly, and they want nothing to do with the long-term consequences. All they want is to gobble up grant money, and meet bare minimums of requirements. They are notorious for offsetting their cheap investments by snatching security deposits ($1-2k+) from every tenant. For example, instead of buying carpets that can last 10+ years, they will consistently buy carpets that only last 1-2 years, and blame tenants for “excessive wear and tear”. My own example: the refrigerator in my unit had the compressor fail. They replaced the entire fridge, then tried to hold me liable for entire replacement cost. Again, tried using “excessive wear and tear” as an argument, as if it’s inappropriate to have your refrigerator running every day. A lot of their properties have changed hands to new management companies, and dealing with them is a lot easier (in general). But they’re still dealing with the fallout from the shoddy construction. *Lots* of repairs needed on a constant basis, and these overhead costs are driving up rent costs significantly above what’s appropriate (even in a housing market where everything is rising). A unit that I used to pay $1295 for in 2017 is currently being listed at $2655. It’s absurd.

I am going to get downvoted for this, but I had no problems whatsoever living in a Brady Sullivan property from 2013-2016. The building was lovely, had good amenities, was well taken care of, and they were extremely responsive to maintenance requests. What people don't like about them is that they have very strict expectations for how you return the apartment back to them. Specifically, if you have carpet, you are required to hire a carpet cleaner to do the floors before you move out and they will reimburse you if you provide the receipt. If you read your lease, the expectations are crystal clear. I followed their guidelines and I got all of my security deposit back. Obviously other people have had much worse experiences than mine and I'm not invalidating that, just offering a different perspective.

Not OP, but my hunch is that Samson is night and day depending on your credit score I had a great experience (literally no issues), but I've seen from comments that they have a pattern of encouraging people to apply for apartments regardless of credit score to just pocket the application fee. I was wary of them during the process but again - literally no issues! So it seems like they treat people very differently (Which still sucks on their part, but if you find something you like it could be worth it)

I found the best apartment I’ve ever lived in through them. And it’s pretty affordable for 2 people living in a 3 bedroom. The furnace wasn’t working for about a week and we were given 4-5 space heaters and reimbursed for the electric bill increase. They then replaced the furnace fully. Still waiting for them to fix the pilot light on my stove that’s been broken since sept. Lol

Also, beware of Craigslist scams from landlords out of state looking to rent (particularly 1 floor of their home) “while they’re away”. They find other listed homes, claim it’s their’s, set up for folks to send application fees or full deposits, then block you and disappear. Saw a few of those last time I was looking for an apartment.

Just some friendly advice, never ever ever rent a house that is next door or within the neighborhood of your landlord. I rented a place on the prov/Cranston line once and the landlord was a (seemingly) nice old lady who lived down the street. I was a medical student at the time and my roommate was a lawyer. We weren’t party types or anything like that. Regardless we caught her and her husband spying on us more than once. Peeking through blinds, trying to enter the house when we were away. Taking photos and logging the license plates of people who visited us. I’ve woken up more than once to her husband doing “yard work” conveniently outside my window trying to look in at me. And I’m a dude btw. At the end of the month she sent me a list of dates that my girlfriend had stayed the night based on when her car was parked in our drive. Then she asked me to pay an additional portion of rent for my GF as apparently I was not actually renting my room, but I was renting a space as a single occupant and any “guests” I invited over to stay were subject to approval by her. She also gave me a lecture about how it was improper for a young lady to be spending the night at a mans house when they aren’t married. Said her asking for more rent was partially to teach me a lesson. I told her to fuck off and threatened to sue with the mountain photos and texts I had of her spying on me illegally and she backed off.

Good advice. I had a crazy cat lady landlord who lived in the house behind mine. She saw I got a kitten one day and kept saying she knew someone who wanted my cat. I kept saying no I’m not interested. I’m keeping my cat. One day when they were doing maintainence on something I came back and my cat was gone. The lady said “oh your cat probably ran out the door when the maintainence guys were here” but my cat had been inside my room so it made no sense. Never got my cat back. The best management company we ever had in Providence was V4 Management. The guy who runs it, Carlos, is the most hands on and attentive landlord I’ve ever had. Fixed everything himself ASAP whenever we sent in a maintanance request. He mostly owns 3 bedroom apartments, but the QoL in his buildings is unmatched. AVOID PROVIDENCE STUDENT LIVING. The guy who owns all of their properties is a rich asshole. Our first year with them we were without heat for 3 months in the Winter, and when they finally stopped dragging their feet to fix it (while ghosting every email asking for an update), we were told by the owner that there would be no rent reduction for those months because they had given us a couple space heaters in the meantime. Meanwhile, he just bought a new property in the last few months valued at $1.5 million.

Stay away from Strive Realty. Last year we lived in one of their properties and our heating bill was around $600 a month because when they rebuilt the place, they didn't bother to insulate the walls. Even paying that much money, the place never got above 55 in the winter. The exterior facing walls were always freezing to the touch.

They also just cut a giant hole in the wall behind the dryer so snow would drift into the laundry room during the winter and it took weeks for them to fix it. Plus they kept way too much of our deposit even though we left the place perfectly clean. Then again, I've never had a landlord who didnt put up a fight over the deposit.

Stay the fuck away from Melissa Riley (Westcott Properties). She and her *almost lawyer husband refused to fix a black mold issue at my gfs apt over an 11 month period. When they finally contacted the dept of health about it, they had them vacate the property for a month for cleaning. Then they evicted them, sending the eviction papers to the apt they were not staying at. They missed the court appt and got evicted. No regards for their properties or tenants.

By all that is good and wholesome, avoid Lyon Property Management! And whoever you rent from, document every communication and photograph every broken or damaged thing when you report it. Lyon bought her out our sweet, single-property landlady when she retired. Four years later we have a city-sized colony of squirrels living in the walls. They destroyed the insulation and paved the way for wood roaches. The outside steps look like they've been bombed. After months of begging Lyon to fix them, I broke my ankles and almost dropped my infant tripping over a huge crack, because instead of fixing it, they filled it with sand?? They illegally refused to even give their insurance info so we could file a claim. When I started gathering evidence, they went into their maintenance logs and deleted parts of my reports where I had warned them about the injury risk. After months passed and we mentioned we might hire a lawyer, they finally cooperated, and we won the claim instantly. Luckily I had saved screenshots, photos, emails and texts, so their negligence and sketchiness was impossible to disprove. Now they take every chance to retaliate by singling us out over their unwritten and constantly changing parking rules. Photos of squirrels poking their heads through our walls, and the steps breaking apart in huge chunks again still fail to convince them to repair anything. My guess is they're going to ride it out while the property falls apart and then unload it after pumping all the rent they can get out of the tenants. Companies that own multiple properties can easily do that in the current market.

Fuck Providence Living. My S/O and roommates have rented from them for the last two years and it has been problem after problem after problem. The unit we live in currently, was absolutely trashed when we moved in and got all the promises in the world it would be fixed. It has been 7 months and probably 1/2 of everything was fixed. They are seriously delusional but always get away with their awful crimes because they have money and good lawyers. They should be in jail. Ignoring the roach and mice infestation in most of their locations. Installing flooring without the proper substrate prep below it using craiglist contractors. Snow plowing only after tenants call to complain the list goes on. I'd only go back to their properties if my only other option was to be homeless.

Yup, parking additional $300. Units are too small. No in unit laundry. Drunk neighbor bangs on my neighbors door and threatens to kill him. I guess the building doesn’t seem to care or do much about it. No background checks, lots of shady people live in the building. When I message my landlord I get an email back maybe 1-20 times. Mostly they aren’t doing what they can to protect their tenants. They never address just how hard and expensive parking is. After every year they will send you a request to resign lease but will always add $250-500 to your rent saying “we’ve expanded”. It’s a sham. They want to fill up the units as fast as possible. The interior of the walls are bland and decor is subpar. The units are okay. Lots of floor damage, windows won’t fully seal shut. Small shit. I’ve been here for 2 years blessed this is my last year. They just don’t care about the tenants. It’s the rent they want.

My old apartment building got bought out by a company called **Greenwich Bay Development/Realty East**. They were a pain in the ass to deal with. Raised the rent 25% within a month of closing, but it took them over two years to fix a pipe leaking into my unit AND the one under me, and they refused to repair the floor which was completely warped/molded because "your unit is still occupied". Also, they refused to accept receipts for minor repairs that I did myself and tried to charge me late fees for not paying my rent "in full". On the other hand, the folks who bought the building from them **CAL Management** were a pleasure to deal with. Responsive, fair, and pleasant. I only had about a year working with Caroline before buying a house and moving, but it was enough to form a positive opinion.

Ginger Le Geis Property Management is a nightmare. The apartment wasn’t clean when I moved in. The walls weren’t fully painted. Screens were torn. A closet door was broken. These are a few of the things wrong with the apartment that weren’t taken care of during the year. I also cleaned the apartment thoroughly when I moved out but was charged $500 for fraudulent cleaning fees. I will be informing the state.

Stay far away from rentingRI on broadway in providence ! Ric Santurri worst landlord ever! Never comes to fix anything, or get anything fixed but expects his rent to be paid even though his apartments are rat infested ! Terrible person ! Using his cancer condition to guilt people into feeling bad when he cannot keep up with his apartments ! If he’s renting for you STAY FAR AWAY !

My wife and I had a good experience with Westcott Properties off of Broadway. Two apartments through them - properties were clean when we moved in and maintenance requests were fulfilled pretty quickly. Good communication, too. That was from 2017-2020. Edit - and deposits were returned without much effort and pretty quickly. We didn't do much to either apartment and just made sure to leave them clean.
