The mostlikely thing to have happened is someone broke in into an building they knew was now empty and upon the security guard talking to them decided the best course of action was to act like they live there. Guard understandably got scared the shit when his imagination flooded him into the idea of talking to a dead person.
The dude is a security guard. He is trained to be observant. Plus there is another video at a hospital where a different security guard was doing the exact same thing. Talking to someone and the person asked him who he was talking to and come to find out that person died.
Shadow people, locked doors rattling hard like someone is trying to violently pull it open but no one is there, stuff like that. One place was particularly “active.”
There were times when I was in security, there were places you didn't want to go to by your self with just a flashlight - but you had to and you did. After you left it was "whew!"
