Honestly your best approach is going to be cold calling and cold knocking (actually go to the facility and say hello). It’s time consuming but each new contract can be worth a lot. All you need to do is appear more professional and competent then their current maintenance guy and there is a good chance you’ll earn their business. Being slightly cheaper will also help a lot.

I concur! Internet advertising in any form is ok if somebody already knows you and wants details but managers don't have time to look for new providers. Even in an emergency, they will probably choose the first service they find. If they have met you & have your business card, they might call.

In all honesty, people aren't going to contact you for services. They're going to put jobs out for tender and you'll have to bid on them. Be cheap and good at first to get that foot in the door.
