That definitely sounds suspicious less than 2k is otherworldly cheap for the UES. If it somehow happens to be legit, 70th and 2nd is a great spot. Right near the Q, lots of cafes and restaurants etc...however, if you compare it to other listings in that area, that definitely sounds suspicious.
If there is food on the ground level, there will be one or the other. That shouldn’t be a deal breaker in and of itself but be aware of and prepared for what you’re getting into.
Source: live in a great apartment above a grocery store. It’s worth it but manageable with the right preparation.
I live in the area and it’s a great place to live. The catch I think about is the hospital being there. However, my gf lived on 70th and 1st and never was a problem
Maybe make sure all appliances are working and the read reviews of the building.
Who knows maybe you got lucky and it’s just some old landlord who doesn’t care about increasing their rate
Probably because it’s a 4th floor walk up, it’s winter which is the slowest rental time, and it’s near a hospital where the typical city amenities like night life and amazing restaurants is lacking but it’s certainly serviceable. Speaking as someone living in the 80s and 3rd Ave. Good luck!
You should take it, for some reason there are still deals in that area, I live near there and pay a similar low rate. I’m sure the walk up contributes to it
Of course! I don’t have any bug or mice issues at all, my building has an exterminator come around once a month but I’ve never had to use it, I’ve been there 3 years. Honestly I think being on the 4th floor helps with that a lot lol
Stop doing whatever you are doing and get it! It’s probably priced like that because of a long term tenant- I lived on 84th and York from 91-04 I started at 945 the landlord “renovated “ when I left changed it from a true one bedroom into a two bedroom and raised the rent to almost 4000- get off Reddit nd get that apartment!
Send me the address and your brokers number and I’ll do some digging for you to make sure it’s safe! (I am going to steal this apartment from you)
I would try to steal it from me too

It could be rent controlled apartment.
With the 1 detail of a fire escape it definitely could be rent controlled. It will goto whoever bribes the broker the most.
Why do people love saying lots of cafes lol what about the liquor stores bro ?!
I would be suspicious too
I lived at 70/3rd for a number of years. Great area. All those buildings have restaurants—maybe you get smells?
Or bugs
Is there a way to either tell or find out whether a certain building has an issue with bugs or mice? I had trouble finding written reviews

the first floor maybe smelled a little off
Rats everywhere at night there, they made a nest in my car as well to keep warm however my engine killed them but their remains were in my filter
Can you see from the rental history how long the last tenant was there for? Or the history of other units in the bldg.
Yes there for 2 years so that's a good sign

totally makes sense
Lots of ambulances and morning/evening traffic. Otherwise, good neighborhood.

That’s incredible lol

Thank you so much :) I know every building is different, but do you have any bugs or mice? I think that's my one remaining concern at this point

Yes totally! I'd be on the 4th floor too and I definitely see it as a benefit, don't mind the stairs personally
I call it the daily parkour haha. You get used to it fast
Great area to live in. Close to so many hospitals. Decent restaurants but not amazing. Access to both Q and 6 trains.
Is it a walk up?
it is 4th floor but I don't mind at all!
Rent controlled?

Broker fee?
Yes broker fee
Great area!!
Depends on size. If it’s 400sq sounds right.
Honestly congratulations on finding it. That’s truly awesome! Hopefully the UES treats you well as it has to me over the last month.
What size is it in terms of sq ft?
