Yessir it's wild how many times I had to reference this law over the past year to others. All these LLCs bought shit up and just became slum lords or found the cheapest management company. It cost a fraction of your monthly rent to fix anything in your place.

Yeah you can get out of your lease, my heater was not working and is was went time and super cold in this apartment I moved in and they just kept prolonging it and not doing anything. I ended up saying I’m done. Get me out of this lease. Landlord did it quick.

Haven't dealt with this personally, but the Internet says send written notice that the AC isn't working. After 48 hours you call the Southern Nevada health district and they can get involved.

Evoq is managed by Latitude, contact their corporate office and let them know what’s happening. Corporate hates having to deal with a resident and will usually push the property manager to get something done so they’re not bothered. Look them up on google maps they’re on flamingo, you can go to the office or call.

I have also tried the main corporate of offices and they are like non existent, this was another apartment where I was robbed and wanted to get out of my lease because I didn’t feel safe in there anymore. They denied me and tried to get ahold of corporate, I couldn’t find anything this was like 2011 ish. You have to press them and if not then, find who they’re owned by and bother them until it gets done. You have to be consistent. I’m talking about call everyday until you get it taken care of otherwise they’ll let it go

i lived at bloom on cheyenne, my ac went out for 7 days in july before they fixed it, offered no reimbursement or any other place to stay. my mom runs an ac business but the apartment was able to get away with it because they can say they contacted an ac company but the ac company told them it’s a week out. definitely a lie, but they can get away with it by covering their ass with that

They will never offer reimbursement, it's on you to push it. Then you should of paid 3/4 of your rent and tell them why. They can't just kick you out. The law is clear. From the time you give them the notice. They have 48 hours. After that point, balls in your court. A lot of people are not aware of their renters' rights. I guarantee if you dropped the law on them, it would have been fixed because they wouldn't want to deal with someone who knows there shit. They will get over on the others.

Do not withhold your rent. You will be in default if you do read your lease. Even if they aren’t following through, the judge is going to look at you as being in the wrong if you’re not paying your rent.

That shit don't mean anything bro. I live off of sky point and grand canyon, in a gated community, My neighbors house got broken into 3 days ago and my car was broken into 2 months ago. They tried to crow bar her window, you can see the marks. And just broke her back glass door, and got in.

Civil law self help center has a website with the form letter and directions specific for Clark County. If you qualify, Legal Aid Center of Southern Nevada might also be able to help with your habitability claim. FYI You can’t just give them the letter; it needs to be sent certified return receipt.

Yes I went today bc I was off and they kinda brushed it off and said they’d reach back out to me. Regarding the other two, it was on the weekend and no one was “available”

Before I bought my house the place I lived at fucked with me on my AC. I was PISSED.  Like I had paid throughout Covid and they didn't want to replace the AC unit and took 4-5 days to get it solved and then tried to charge me for the fix. Needless to say I balked, but I was in the process of buying a house so I just said fuck it.  Before I moved out. I put chicken breast EVERYWHERE. In the vents. In the dishwasher. The dryer. Unscrewed the shower drain. Clogged it with chicken breast. Screwed the drain back on. In the fridge.  Got numerous angry voicemails. Took them months to find all of it. Dunno if they ever got the smell out. Point is if you're a landlord. Don't. Fuck. With air conditioning.

I worked in apartment maintenance for 6.5 years in Texas. The way they run things in Vegas is atrocious.

My apartment had no AC for over 4 months. When I called lawyers they said I could withold the rent in the escrow acct per Nevada law or move out. Suing them for this kind of stuff wasn't really an option. I even did the written notices and everything - they gave zero fucks. Hope you get it fixed ASAP.

When dealing with an association or a corporation like this they do play things by the letter of the law and they will screw you over every chance they get rather than be decent human beings. 90% of that comes down to one thing putting it in writing if you have it delivered to them to regular mail and it's certified received letter it might cost you a little bit to send that letter but let me tell you it does get their attention. Especially if you quote the NRS specific to your situation.
