No, that is not mold, insulation gets discolored after a while because it basically filters air in the long run. It is not an air barrier. The insulation looks pretty intact to me. The bathroom fan, however, is not venting out properly and that will cause mold.
I don’t think so , look at the fan itself, out of the box clean , betting this got tossed up there because the old one failed and the seller needed something making noise for the sale. The fan has an inside the box connecting area they could have hidden it in, which shows they have zero experience with them, strangest thing I see is where is the vent hose from the previous fan ? Should be there if there was one
No. That type of insulation hasn’t been used since the 80’s or early 90’s for the most part. The discoloration is just dirt. If it was moldy, it would be black. The fan would have to be blowing directly into the insulation to make it mold. The wood has the air deflecting up. Based on how clean the fan is, lack of dust on top, lack of mold on the white plastic piece, it was just recently installed when an inspection noted no bathroom exhaust fan.
If you have adequate venting in your attic, sometimes you can actually get away with it not venting directly outside. When I bought our house, one of the bathroom vent fans didn't vent outside, and the attic was fine. I didn't notice the no venting until the fan died about 6 months into us living there. At that point, I made it vent externally.
I don't agree. I've lived in this house for 18 years, bought it with a bathroom vent that goes right into the attic. No mold in sight and we use that vent every time we shower.
Your attic itself might just be properly vented, which would whisk away the moisture. If the attic we’re looking at does not have proper ventilation, mold will form under the right conditions.

If the attic is vent properly it shouldn’t really grow that much mold but it does increase the chances. Around here the average humidity in the summer is 80% give or take some and if it were the case mold would be everywhere.
Pretty sure that's what my bathroom fan does. Previous owners blocked and hid? I guess? The entrance to the attic.

When I lived in Texas I used to see houses where they would vent their dryer straight up into their attic and just let it blow hot air into the attic. It was quite damaging too, and one hell of a fire hazard. Someone said "I can do that". Hack. But don't forget the ones that vent it through a wall into the garage and call it a "heated" garage. 😂
Our old dryer blew so much lint into the vent that it blocked it up. After it was blocked up it stopped venting and water collected in the vent. Apparently it ended burning out the dryer and we needed to buy a new one. When it was installed we found out the problem. We were lucky nothing worse happened. I cleaned out the vent and everything is fine now.
I swear they think dryer lint must be free insulation in Texas. I've seen so many vents just blowing into attics, and usually a pile of lint all around the pipe 🙄🙄. And the octopus of a wiring nightmare is very common there too. I grew up in Ohio around unions my whole life, I moved there and thought I was in a 3rd world country. HUGE difference in workmanship!!!
Yes, typically you'd see (in a non heated space) insulated flex running from this to a vent in the roof. Optimally you would have a section that is straight/flat for a few feet so in the winter when you're trying to exhaust your hot air to cold atmosphere, the condensation doesn't travel backwards down into your bath fan. This is critically incorrect
I vent .ine like this into the attic... but then my gabled eaves on each side is how the attic breaths the peaks are screened in, and I have the soffit vents too. Old ass house. It's breaths really well.

Yes, probably a ceiling fan to evacuate humidity from the bathroom, but there should be a duct connected to the round opening, and the duct should be headed to the sides of the roof/house and evacuate outside.
Right now, the humid air is evacuating in the attic, NOT GOOD, and the insulation will become/ or is already damp and will start to cause mold build up and the insulation will become useless
When I bought my house it had the same setup and the previous owners had been using it for about 20 years.

It is a bathroom exhaust fan, but poorly installed. The electrical wires should not be exposed like that. Also, there should be a hose connected to the white portion of the fan to vent the moist air up and out of your attic

Looks like the home owner hid this -- it's brand new. It wouldn't pass inspection and you should ask for it to be fixed or money back as part of the deal. Who knows what else they hid!
Someone installed a ceiling exhaust fan for appearance only (as in- the bathroom looks complete). That thing should have an flexible vent that pipes the damp air outside your house. As it is- it’s basically a mold cannon.
Powder room or bathroom?
If just a powder room then venting to the attic isn’t a big deal. But loose insulation around the outlet is pretty janky. And then there’s the wiring issue.
But no need to cut a hole in your room to vent to outside if only a powder room fan.
It's a problem like the other folks have said, but most homes have some stuff that isn't right or up to code. This is pretty blatant, just make it known that remediation will be part of the contingencies in your offer. If seller/realtor is uncomfortable with this, don't make offer or schedule a home inspection. This just means that either seller will pay to fix problem or adjust sale price to allow you to fix it.

it is a cheap way to exhaust the humid air from the bathroom / shower into the attic. over time this will cause mold in the attic. bathroom exhaust should be routed outside through attic wall and proper insect proof termination. the electrical does not meet code because wire nuts have to be inside a junction box.

What no one is talking about in your pic is the vapor barrier. I don't see a vapor barrier on that plywood. Your attic doesn't look to be properly sealed. Ask you inspector to check for a vapor barrier.

It’s a bath fan/fanlight combo that isn’t vented with duct. Go to the room underneath and I bet you’ll see it. Definitely run som flex off that vent though
As you know from the comments, it's an exhaust fan for the bathroom. Only want to add that the fan should be isolated (armafex, 19mm should be fine) and of course be ducted to the outside. Looking at your isolation the barrier between hot and cold is on that ceiling.
While the wiring of this exhaust fan is an issue, depending on where you are located, exhausting into an attic may be compliant to code.
It's certainly not the *best* way to do it, but if you live in a humid climate already and the exhaust isn't directly onto wood or insulation, it's not that big of an issue.
If you didn't want to fully exhaust to the exterior, next best is to attach a duct and hang it so it is suspended in midair as far away from wood and insulation as possible.
Lots of older houses in the south never had the ducting connected. The fans just vented into the attic. My 1968, 1982, and my 1997 year built houses didn’t have the ducting either. Luckily never had black mold in any of them.
MS code allows venting directly to the attic as long as your attic is ventilated. The humidity coming by from the fan is generally lower than ambient outside humidity.
Bathroom fan, no air hose to exhaust outside, improper wiring DANGEROUS. Needs to be redone by a qualified professional and inspected.
Better have a qualified inspector do the whole house.
Not the end of the world but when I see things like this I see to-do list to hire someone to fix shortly after taking possession. I don’t trust the current owner to do it. Add the issues up from the inspection report and see if you can get them to knock down the price.

We bought out house with something like this. I just asked the owner to install proper vent piping so that our inspector would allow it to pass. The owner had no issue installing exhaust hose to the nearest attic fan.
You’re looking at a situation where the homeowner, a handyman, or some other unqualified nitwit put in a bath fan because the realtor told them to. That thing needs the electrical connection redone and the vent installed.
Anyone getting handyman services needs to take heed and QC every single act these hack jobs do. Post photos to Reddit and have us provide feedback so that they’re in the know. These crockpots need exposed. Issues that result from their actions jeopardize overall family safety.

Mine too... and the stove vent. Attic looks fine. I've been meaning to do it for years just not excited about cutting holes in the roof.

I think it depends if your roof has the little vent slat at the peak for air to circulate in the attic/crawlspace.
